Our Forest Villa truly offers a one of a kind location experience. Others may make this claim, however, NO other property can boast about a parcel of land whose deed of trust dates back to the late 1800’s. This private parcel of forested land was created when private land was separated from public land to create the Coconino National Forest. Our property border the US Forest on two sides, across the street from a five-acre City park and walking distance to town and trail. All this in the hightly desirable Uptown Sedona district. Now that’s a one of a kind location! Recently remodeled with new flooring throughout (8/15/20), repainted interior/exterior (12/20/21) and new roof (5/12/22).

Our Forest Villa is PET FRIENDLY with an ADDITIONAL $150 PET FEE (plus tax). ALL PETS MUST BE APPROVED BY OWNER. One small to medium sized dog (under 55 lbs). There is a pet fee of $150 per stay and no pets are allowed on the beds or furniture.

We offer privacy and views for guests who like to be surrounded by nature. The owner has been providing vacation home rentals since 1999 and helped define vacation rentals in our area. The owner had the first legally permitted vacation home rental in the Sedona area.

Our property is a private dedicated vacation home rental and we pride ourselves on offering clean, comfortable and convenient accommodations. This is NOT a timeshare, hotel property, apartment or neighborhood home. We offer expansive views and total privacy.

The property is surrounded by a picturesque creek and border acres and acres of forest service land. You are .03 miles walk to Sedona premier Uptown where you will find an assortment of restaurants, shopping and vacation tour companies to take you for jeep rides to through the red rock or an assortment of other vacation activities, yet you are nestled in the forest with surrounding views.

The property features panoramic views of Steamboat and Wilson Mountain. From the edge of the property, you can begin your adventure into the forest. Deer, javelina and other wildlife often visit the property. The home is over 1600 sq ft. and features two bedrooms, one with a king-sized bed and the other with a queen bed and private balcony with more views plus a hot tub with privacy and views.

Our Forest Villa has the distinction of being situated on private land which backs up to 26 acres of open space dedicated to the City of Sedona and beyond that, the Coconino National Forest. All power lines at the property are underground leaving breathtaking views in all directions. Privacy, views, and value are all yours when you book the Jordan Park Property as your Sedona home away from home.

Our Forest Villa offers free wifi and wireless internet. Our property is also a low-allergen environment. Garage is used for housekeeping/storage and is not available for guest use.

Enjoy luxury bathroom amenities from our ESA Accent Amenities product line including Oatmeal French Milled Bath Soap, Honey Conditioning Shampoo, Honeysuckle Conditioning Cream Rinse, Aloe Vera Bath Gel, protective Shower Caps and cleansing Lufas – generously provided in each of our three bathrooms. Plus wrap yourself up in one of our Boco-Terry 100% cotton terry bathrobes provided for each of our guests during your stay and perfect for a dip in our newly installed hot tub.

During the restoration of the property, the house was remodeled and retrofitted with a new forced air, natural gas furnace and computerized Nest thermostat designed to keep the home warm and toasty. The original wrought iron wood-burning stove was kept in homage to the home’s history and is decorative only. The City of Sedona has banned the use of wood burning appliances since 2003. We respectfully request that you respect this City ordinance.

You understand that swimming and use of Spa/Hot tub/Jacuzzi is at your own risk and that special risks may be involved with swimming and use of Spa. You accept full responsibility for any bodily injury arising from swimming and hold owner harmless. You understand there are potential dangers that swimming and the use of a hot tub may present to children who are not carefully supervised, as well as the danger to any person with health risks, or if a person swims/uses the hot tub, while intoxicated or using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising from swimming and use of Spa. House Rules

QUIET TIMES:
In order to maintain peace and the quiet enjoyment of the property commensurate with residential zones, quiet times shall be from 9:00 p.m. to 7:00 a.m. Sunday through Thursday and 10:00 p.m. to 7:00 a.m. Friday and Saturday.

Please do not move the furniture in the house. Housekeeping is not responsible for moving restoring the position of moved furniture. In the event furniture is moved without permission we reserve the right to charge a minimum $100 furniture moving fee.

LOST KEYS/GARAGE DOOR OPENER/GATE OPENER
Guests who lose or misplace house keys are charged a $50 home rekey fee and guest who depart with a garage door gate opener are charge a $100 replacement fee.

CANCELLATION:

CANCELLATIONS AND FORFEITS (Applies when booking direst through the owner)

A. ALL CANCELLATIONS MADE WITHIN 60 DAYS OF ARRIVAL ARE NON-REFUNDABLE. If you had elected to purchase Trip Insurance please contact the travel insurance company with your claim.
B. If cancellations are made outside of 61 days of arrival, your deposit will be refunded minus the $100 cancellation fee and trip insurance premium.
C. The host is not responsible for the weather or other Acts of God and there will be no refunds for these occurrences. Purchasing trip insurance covers you from losses you may incur due to unforeseen circumstances, such as unexpected health issues, death, inclement weather or jury duty. Trip insurance may be added up to 31 days prior to arrival. We recommend that your purchase this insurance. Trip Insurance is non-refundable regardless of cancellation.
