Having provided five star vacation home rentals in Sedona since 1999 we constructed the Hillside Villa incorporating all the suggestions you made throughout the years. The property is surrounded by a picturesque creek and border acres and acres of forest service land. You are .03 miles walk to Sedona premier Uptown where you will find an assortment of restaurants, shopping and vacation tour companies to take you for jeep rides to through the red rock or an assortment of other vacation activities, yet you are nestled in the forest with surrounding views.
The property features panoramic views of Steamboat and Wilson Mountain. From the edge of the property, you can begin your adventure into the forest. Deer, javelina and other wildlife often visit the property. The home is over 1600 sq ft. and features two bedrooms, one with a king-sized bed and the other with a queen bed and private balcony with more views plus a hot tub with privacy and views as far as the eye can see!
Our Hillside Villa has the distinction of being situated on an acre of private land, which backs up to 26 acres of open space dedicated to the City of Sedona and beyond that, the Coconino National Forest. All power lines at the property are underground leaving breathtaking views in all directions. COVID PROTECTED: To protect against Covid our Hillside Villa has a unique upgrading heating and cooling system designed installed during construction with UV lights that destroy viruses and bacteria as the air is passed through the system.
SPECIALLY ZONED PROPERTY: The Hillside Villa is situated on a rare designated "meets & bounds" zoned parcel of land which is free other developments and not part of at Sedona subdivision or HOA. Because of this special designation we are able to offer YOU uncompromised privacy protection.
PRIVACY: Our Hillside Villa is situated on one of the oldest privately held parcels of land. Our deed of trust dates back to the late 1800’s when private land was separated from public land in order to create the US Forest Service. With this unique designation we are able to offer our guests unparallel red rock and forest views.
VIEWS: Our architectural design team constructed the property to maximize the amazing red rock vistas of Wilson Mountain and the 26 open space acreage that surround the property. Enjoy views from nearly EVERY room of the property. Wake up to red rock views from any of out three luxurious master bedroom en-suites.
ALL PREMIER BEDROOM/BATHROOM SUITES: We constructed three generally sized bedrooms with en-suite baths, each similiar in size and comparable in views making our Hillside Villa an easy and desirable property to share with friends and family. Most other Sedona homes have a master suite and a couple of smaller guest bedrooms with a shared bath. But with our Hillside Villa each guest suite is sized equally for maximum comfort and quality.
CONVEINENCE: Our property borders the forest yet has the distinction of being located within walking distance of Sedona’s desirable Uptown district, filled with shopping, attractions and restaurants. Also, our property is walking distance to some of Sedona’s most desirable hiking trails including the Brins Mesa, Jordan and Thompson trails. Our property border the US Forest on two sides, across the street from a five-acre City park and walking distance to town and trail. Now that’s a one of a kind location!
OUTDOOR SHOWERS: Our Hillside Villa was built with both LUXURY and ADVENTURE in mind. Catch a red tail hawk soaring above as you enjoy an open air shower. There are two outdoor showers at this villa, one off the lower bedroom suite and the other in the courtyard next to the hot tub.

Our Hot Tub is professional maintained and cleaned weekly. We recommend showering prior to usage. A $150 fee is applied for cleanings that require the hot tub to drained and refilled. We recommend that you shower prior to using the hot tub to remove body lotions that may cause additional hot tub cleaning. We charge a fee of $50 per stay. For those guests who stay multiple weeks, we add $50 per week Hot Tub fee.
Liability Waiver:
You understand that swimming and use of Spa/Hot tub/Jacuzzi is at your own risk and that special risks may be involved with swimming and use of Spa. You accept full responsibility for any bodily injury arising from swimming and hold owner harmless. You understand there are potential dangers that swimming and the use of a hot tub may present to children who are not carefully supervised, as well as the danger to any person with health risks, or if a person swims/uses the hot tub, while intoxicated or using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising from swimming and use of Spa. To make our property more affordable for various size groups our pricing begins at double occupancy and we then add $50 per guest per night (plus City of Sedona bed tax) thereafter as additional guest fees up to six guests. All guests must be registered to the property prior to the arrival date.

The Owner:
The owner, Jerry Gilden has been a resident of Sedona, Arizona for 30 years. Over 20 years ago he purchased this Uptown Sedona parcel of land and has waited for the property to tell him what it wanted to be as he blazed a new trail in the vacation home rental world by offering new construction instead of a home conversion. Jerry has served two terms as Sedona’s Vice Chair of the Arts & Culture Commission who championed the Arts in Private Development ordinance, which brought public art to private development throughout the City of Sedona.
Jerry's policy is to make himself available by text, email or phone call should he be needed for anything during your stay.

Instructions for accessing the property will be provided after reservation is confirmed. Upon entering you will find a welcome letter, keys and other infomation on our welcome area in on the kitchen's center island.

Transit
This one of Sedona's very unique properties which a car is not needed. The property is walking distance to town and trails. There is also a Trolley stop directly across the street at the City of Sedona's Heritage Musuem.

Our Sedona Vacation Villas' properties are members of the Sedona Chamber of Commerce, City/County Licensed and Tax Compliant. Further, Sedona Vacation Villas’ properties have a maximum (self-regulated) occupancy of two guests per bedroom plus one on a foldout bed. We never put more guests in our properties than the home was designed to accommodate. Your safety and comfort is our priority.
House Rules
QUIET TIMES: In order to maintain peace and the quiet enjoyment of the property commensurate with residential zones, quiet times shall be from 9:00 p.m. to 7:00 a.m. Sunday through Thursday and 10:00 p.m. to 7:00 a.m. Friday and Saturday.
Please do not move the furniture in the house. Housekeeping is not responsible for moving restoring the position of moved furniture. In the event furniture is moved without permission we reserve the right to charge a minimum $100 furniture moving fee.
LOST KEYS/GARAGE DOOR OPENER/GATE OPENER Guests who lose or misplace house keys are charged a $50 home rekey fee and guest who depart with a garage door gate opener are charge a $100 replacement fee.
CANCELLATIONS AND FORFEITS (Applies when booking direst through the owner)
A. ALL CANCELLATIONS MADE WITHIN 60 DAYS OF ARRIVAL ARE NON-REFUNDABLE. If you had elected to purchase Trip Insurance please contact the travel insurance company with your claim.
B. If cancellations are made outside of 61 days of arrival, your deposit will be refunded minus the $100 cancellation fee and trip insurance premium.
C. The host is not responsible for the weather or other Acts of God and there will be no refunds for these occurrences.
