Bathrooms
1.Smoking is NOT allowed inside the House. Guests shall not smoke in the House and shall advise their visitors to also not smoke in the House. Guests shall ensure that visitors comply with all the provisions of this contract that could pertain to them.
2.Minors under the age of 18 shall be accompanied by adult parent(s) or guardian(s).
3.People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
4.Your Host is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Host is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
5.Keep the property and all furnishings in good order. Guests are requested to exercise care to preserve the state of the house, its contents, plants, shrubs, and surroundings as they would for their own property. As a general rule the Property should be left in the condition in which it was found.
6.Guests shall respect the residential character of the neighborhood and act with propriety.
7.Guests shall immediately report any problems they may discover to the Owners.
8.Key lock-box code shall be communicated to the Guests just prior to the check-in date.
9.Registered Guests agree to be held jointly and severally liable for the costs required to repair any damage that exceeds the amount of the damage deposit or the Property Damage Insurance protection level, including loss of use.
10.Only use appliances for their intended uses
11.Pets are NOT allowed.
12.Parking: Parking is limited to 2 vehicle(s). Vehicles are to be parked in the driveway or on the grass right in front of the house between the sidewalk and the road. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
13.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
14.Storms: If there is a storm or hurricane, no refunds will be given unless:
•The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
•A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
•The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
Any unused portion of rent from a guest currently registered;
Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
15.GUEST PROMISES: 1) Not to act in a loud, boisterous, unruly or thoughtless manner or disturb the rights of neighbors to peace and quiet, or allow his/her guests to do so; 2) to use the home only as a private residence, and not to engage in any activity or allow any condition that is illegal or dangerous or which would cause a cancellation, restriction, or increase in premium in Host's Homeowners insurance.
16.GUEST PROMISES: Not to damage or misuse the home provided by Host or allow his/her guests to do so; that when GUEST moves out, the home will be left in good condition.
17.GUEST PROMISES: to inform Host IMMEDIATELY if there are any issues with the home. ESPECIALLY with any water leakage or other typical home maintenance issue that may cause substantial damage to the home if not remedied immediately.
18.MOVE OUT OF THE HOME: GUEST will move out of the home when this rental agreement ends. If GUEST doesn't move out after this rental agreement ends, GUEST will be liable to Host for any resulting losses including rent and court costs.
19.Management Access for Maintenance and Landscaping: Please understand that management reserves the right to access the property during your stay for necessary maintenance tasks including but not limited to pest control, plumbing, electrical work, and landscaping services. These activities may occur without advance notice to maintain the property's high standards. Your cooperation and understanding are highly appreciated.

| Cezar was very good at communicating with us ahead of time. In spite of that, we did have a difficult time getting in with the door code and finally got in one and a half hours later. Once realizing what the issue was, Cezar, however, could not have been more on top of things trying to get the situation taken care of. A locksmith was promptly sent out to replace the lock. A handyman was also promptly sent out to replace the pool light and a closet light. As long as Cezar was made aware of any issue, he was right on top of taking care of it. The house itself was very comfortable and a good location for our granddaughter's event at the Palm Beach Convention Center. The pool was beautiful and so much fun for our grandchildren (and adults as well)! If we are ever in the West Palm Beach area again, we would love to stay at Villa Morea again. | |

| My family and I stayed at Cezar’s house in palm beach gardens. It was a beautiful home. The check-in was simple with a Good door lock system. It had Ample parking. It was Visually clean and had a very Appealing appearances. The backyard was beautiful with a very clean pool and even a clean bbq which we never got a chance to use but there was a very nice patio table next to it which would have been great. The AC works fine and the home was very comfortable. Plenty of space so we didn’t feel cramped like in a hotel room. Having 2 full baths was also a great feature. It’s situated in a very Quiet block With Friendly neighbors. My daughter and I went for walks late at night and the neighborhood was very safe. Plenty of restaurants and stores within a 5-10 minute drive. Planet fitness was a short jog from the home too. Great response time on communication with Cezar. He wanted to make sure that our stay was perfect. We would surely stay there gain. Thank you Cezar for a wonderful vacation. | |

Very good location, plenty of space, and a relaxing backyard vibe. Backyard just needed a little extra care. With all the vegetation a landscaping crew needs to come and get all the dead leaves and fallen branches. Everything goes into the pool and spent a lot of time skimming leaves from bottom and top. |

Had a great stay at Cezar’s place. The house was spacious and comfortable. Very well stocked with dishes, cooking supplies, laundry, beach chairs, shampoo/shower gel, and pool floats. Location was great. Short drive to many attractions, shopping, and restaurants. Very clean and quiet community. We spent most of the time in the backyard swimming in the heated pool. There’s plenty of vegetation which pretties up the space and makes it private. Plenty of lounge chairs and umbrellas. There were occupants in the adjacent apartment, but we barely knew they were there. Enjoyed our stay and planning on coming back in the future. |

I like to write reviews for us larger-bodied travelers who worry about accessibility and mobility when staying somewhere new. I’m a 300lb woman and have been 400+ so I’ll review based on this. The single issue that I ran into were the poolside lounge chairs. They are plastic and under my weight the legs bowed out and I was certainly exceeding the weight limit. I didn’t break a chair but I had to be very careful getting on and off the chair. That’s hard to do when you are lowering a 300lb body to about 10 inches off the ground. The space on each side of toilet is sufficient for doing your business. The couches and chairs in the house are comfy. The dining chairs have no arms so they don’t cut thick thighs. If you have any body image issues about being in a bathing suit, rest assured the pool area is very private. The kids loved the pool. The hub loved the golfing in the area as well as the flat screens(lol). All amenities listed were accurate. The kitchen has fresh condiments, spices, sugar, coffee filters, etc so you won’t need to buy basic staples to cook. There was a full set of cookware, more than I’ve ever had at another Vrbo. Cezar was awesome in meeting our request for a heated pool and understanding when we broke a drinking glass. |

Not here! The house had EVERYTHING you could need plus more. The towels were soft, not like the rough kind you normally get at a rental. The backyard (pool deck) was excellent - good size pool, plenty of deck space for relaxing, and large patio area for eating dinner. The latch on the door from the lenai to the pool deck was up high out of the reach of our kids, which was a helpful touch. Inside, the house had a nice floor plan that was well-suited for vacation (open floor plan, kitchen open to the living space). Great washing machine and dryer in the garage too which made life so easy for us. All 3 bedrooms had great closet space and one had its own en suite. Everywhere was air-conditioned, as well as having ceiling fans in all rooms which made for a very relaxing stay in hot weather. The outside space was lovely. Great pool with bbq if you want it (we ate out), large table and chairs and a large decking area and plenty of sun loungers for the whole family. My favourite was a very relaxing conservatory style area overlooking the pool which was just great to sit and read a book in, have a drink, exercise in etc. I miss my morning sit in there a lot! Cezar was an excellent host and great communicator. He is very efficient in replying to any questions you may have. A definite 5 star review from us. Overall we were very pleased with our choice and we all said how it felt like we were coming home after an evening or day out. We will definitely return if we need to visit our son in Florida again. | You know how on your way to your AirBnB location, you cross your fingers that you’ve made the right choice... picked a good neighborhood... and that the place is as advertised? Villa Paradiso does not disappoint. It truly is a 5-star paradise! Everything is exactly as shown in the photos. This little oasis of calm sits in a quiet neighborhood. Bonus, every room has a ceiling fan, including the screened-in porch area. Walk-in closet in master, another bonus. This ranch-style home was perfect for us as we were traveling with two elderly ladies (91 and 86)...no stairs to worry about. And meticulously clean!!!!!! I can’t underscore that enough. The cleaning folks are golden! The linens and bed coverings had that just cleaned scent. We all loved the garden, sitting in the screened porch, and floating around the pool. In our case, it was a very relaxing experience and a great home base to get to restaurants, all sorts of shopping, the beach, and my mother in law’s friends. I am certain if we had our children and grandchild with us, it would have been a blast! There was a guest in the attached studio rental for most of our stay, and it had no impact on us whatsoever. Our first evening, we were standing out by the pool and above the trees saw a beautiful sunset, surrounded by pink clouds. It was a wonderful omen! So glad we came, Cezar. | My family enjoyed our stay in Cezar's home. The house and pool were very clean, the neighborhood was quiet, and the location was great. Cezar was helpful and responsive to our questions. If our travels brig us this way again, we will consider renting the home a second time. | |

| Great pool area and very comfortable beds. Patio furniture is in great shape. Especially the umbrellas. Very nice!!! The kitchen area is nicely updated. Plenty of parking and extremely close to many shops/restaurants. House was very clean and had plenty of supplies. Try ‘The Boulevard’ for breakfast. Aside from being Patriot fans the place was awesome and nearby. We dove the Blue Heron bridge two days straight. Only 20 min ride away. The freshwater pool deck area was perfect for cleaning our gear after a dive. And the covered patio affords plenty of space to dry it out. Will be coming back for sure. Thanks again Cezar. | |

| My business partner and I went to West Palm Beach to see the world champion Houston Astros in spring training. The house was just as described in on the web site. Very comfortable, clean with plenty of towels, kitchen was well equipped, nice bathrooms and showers (no soap for shower so take your own). Great wifi and large T.V. with two very comfortable couches. The outdoor patio was very well designed and equipped with lounging chairs, table with nice chair and umbrella along with an outdoor grill. Really couldn't ask for anything else. The owner was very responsive and easy to communicate with. Highly recommend this place. | |

We had a wonderful time at Cezar’s home, very clean and comfortable, you can enjoy the swimming pool anytime. very nice neibough, convenient to restaurant and shopping mall. kids had a lot of fun too, Cezar is very nice host, i had a package came very late , when I left Cezar helped me print out the label and dropped it to the UPS station. | This is a gorgeous home! Very clean and well-maintained. Cezar is very friendly and made sure we had everything we needed for our getaway. There is plenty of space for a big family. The layout was fantastic, with everyone having an area to socialize, or retreat to. The backyard and swimming pool was like a little private oasis and our kids loved it. The neighborhood is quiet and nice for family walking. Very close to everything, the beach, stores, supermarkets and restaurants. The rooms and bathrooms were very nice and the kitchen has all new stainless steel appliances. Beds are very comfortable. We felt comfortable and at home and would absolutely return to Villa Paradiso! Thank you Cezar! | |

| I stay in Airbnb homes quite a bit and Cezar's house is definitely in the top rankings. I must say that my family and I have previously stayed in Cezar’s other house “Villa Tropicana” and we had a wonderful time as well. My stay started with a message from Cezar to inquire about my arrival time. I was going to be early and was accommodated with not a problem! The street it is on is just lovely with large trees to line it and well manicured lawns and gardens on the surrounding houses. The house itself is perfect. Unlike a lot of the houses I have stayed in, where the furniture is obviously the throw back stuff that is left over, it is very tastefully decorated and made me feel very comfortable. Anything I needed was there, towels, sheets and all of nice quality, like I would have! The kitchen possesses everything anyone would need to make any dinner you might desire and, like the rest of the home, it was spotless. The outside sitting area is adorable. Again, decorated with extremely tasteful and quality furniture. We spent most of our time there and with the pretty night lights, it made for a lovely night dips in the pool! The pool was perfect, clean and clear. I loved waking up and going right out for a swim and a fresh breakfast on the patio. All together it is a lovely house, super clean all over, perfectly stocked for all your needs and Cezar is a wonderful host! A perfect little vacation. | |

| We stayed here for about 3 weeks. Place is great! Very comfortable beds. Shower is nice. Washer and dryer work fine. Kitchen has everything you need. Nice TV! Close to everything! We cooked many meals in the kitchen and had everything we needed. Mornings out on the patio with coffee and paper was heaven. The backyard and the pool were gorgeous. Did not have contact with the owner beyond getting the key code, which is good; we did not need to contact him about anything else! Highly recommend! | |

The house was beautifully decorated, very clean and everything is brand new, beautiful kitchen as well.Theres a screened in porch that opens up to the deck and pool area with a bbq.
