1.Smoking is NOT allowed inside the House. Guests shall not smoke in the House and shall advise their visitors to also not smoke in the House. Guests shall ensure that visitors comply with all the provisions of this contract that could pertain to them.
2.Minors under the age of 18 shall be accompanied by adult parent(s) or guardian(s).
3.People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
4.Your Host is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Host is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
5.Keep the property and all furnishings in good order. Guests are requested to exercise care to preserve the state of the house, its contents, plants, shrubs, and surroundings as they would for their own property. As a general rule the Property should be left in the condition in which it was found.
6.Guests shall respect the residential character of the neighborhood and act with propriety.
7.Guests shall immediately report any problems they may discover to the Owners.
8.Key lock-box code shall be communicated to the Guests just prior to the check-in date.
9.Registered Guests agree to be held jointly and severally liable for the costs required to repair any damage that exceeds the amount of the damage deposit or the Property Damage Insurance protection level, including loss of use.
10.Only use appliances for their intended uses
11.Pets are NOT allowed.
12.Parking: Parking is limited to 2 vehicle(s). Vehicles are to be parked in the driveway or on the grass right in front of the house between the sidewalk and the road. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
13.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
14.Storms: If there is a storm or hurricane, no refunds will be given unless:
•The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
•A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
•The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
Any unused portion of rent from a guest currently registered;
Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
15.GUEST PROMISES: 1) Not to act in a loud, boisterous, unruly or thoughtless manner or disturb the rights of neighbors to peace and quiet, or allow his/her guests to do so; 2) to use the home only as a private residence, and not to engage in any activity or allow any condition that is illegal or dangerous or which would cause a cancellation, restriction, or increase in premium in Host's Homeowners insurance.
16.GUEST PROMISES: Not to damage or misuse the home provided by Host or allow his/her guests to do so; that when GUEST moves out, the home will be left in good condition.
17.GUEST PROMISES: to inform Host IMMEDIATELY if there are any issues with the home. ESPECIALLY with any water leakage or other typical home maintenance issue that may cause substantial damage to the home if not remedied immediately.
18.MOVE OUT OF THE HOME: GUEST will move out of the home when this rental agreement ends. If GUEST doesn't move out after this rental agreement ends, GUEST will be liable to Host for any resulting losses including rent and court costs.
19. Management Access for Maintenance and Landscaping: Please understand that management reserves the right to access the property during your stay for necessary maintenance tasks including but not limited to pest control, plumbing, electrical work, and landscaping services. These activities may occur without advance notice to maintain the property's high standards. Your cooperation and understanding are highly appreciated.

5 Stars on all. Cezar has been a wonderful host; and has picked up the phone or responded immediately to any of my questions. Truly professional and both of the Units I stayed in were Meticulously Cleaned and Stocked with all of the essentials you could need, even Irons and Ironing boards. All of the Appliances worked perfectly. ***** Now on to the good stuff. Location, location, location. I had the opportunity to stay at both of Cezar's Palm Beach Garden venues and they both exceeded my expectations. -Location 1 is located off Prosperity Farms Rd between Donald Ross Road and PGA Blvd. Quick access to the Beaches of Jupiter and Juno and Riviera depending on your preference. (less than 5miles to any of these beaches) -Location 2 is located off Military Trail between PGA Blvd and Northlake Blvd. Quick access to the Gardens Mall, slightly further away from the Beaches (+ 2 additional Miles) Things to see and do within 5-7 miles of either of these locations: -Jupiter Inlet for Fishing or Sunning on the beach, the bite was HOT.. -Juno Beach and Juno Beach Fishing Pier, the bite was HOT... -Jupiter Beach -Riviera Beach and Singer Island -Jupiter Island and Coral Cove Park or The Nature Conservacy @ Jupiter Island for snorkeling and Sunning -The Gardens Mall for shopping 1st class -Busch Wildlife Sanctuary and Loggerhead Marine Life Center to completely understand Florida's endemic species including Panthers, Falcons and 4 species of endangered Sea Turtles. -Grab some food from 5 different Publix Supermarkets or Go Big and visit Doris's Market and Carmine's Market or Fresh Market. they are so close by... no-brainer. -Check out The Vine Post Boutique Wine Shop and tasting bar. sip. sip/ -Enjoy Breakfast and Lunch @ One Way Cafe & Tequesta Table -Enjoy Chef Pushcar and Andy's Stage Restaurant for new age Indian Cuisine -Too many amazing Italian options to mention. but the best in my opinion (Buonasera and Divinos.. everything is made to order from Pasta to Delicious Desserts.! Value, value and value. Both of Cezar's AirBnb's are priced low and low for what you get and what you have access to. He could be charging 2X the price and I would Gladly Pay, honestly. It has been a great 3 weeks in North Palm Beach County. North Palm Beach County is Safe, Safe. The safest place to live in Florida so relax and take in the amenity's. Fantastic and cozy little spot. Despite its small size it still somehow felt roomy. The large mirror in the bathroom is perfect for getting ready and the shower is SO roomy! The space is also really well equipped with many helpful utilities that I didn’t even realize I would need (such as an electric kettle!) It will be one of the first spots I look for if I’m ever back in the area! |

We liked our stay at Cezar very much. the apartment had all we needed for a 9 days stay, was easy to find and a quiet neigbourhood. The place was clean and the space well used. Even though it's a studio there's a walk in closet which is great if you need a little privacy outside of the bathroom. The bed although large is like a bowl when you get in it. I'm not sure if it's the matress itself or if it just needs more support under in the middle. My friend and I put pillows in the middle after the first night to avoid rolling into each other and that helped alot. The street address is oddly placed as it's the only one in the 9000s surrounded by 4-5000s, so don't expect the location to make sense when you're looking for it. Overall we really enjoyed our stay, and found the host caring and responsive. |

| We stayed for 2 weeks and our stay was comfortable. The place has everything as listed and pictures are adequate to what the room looks like. There is a toaster, hot water warmer and coffee pot in addition to the microwave and refrigerator for breakfast and small meals while there. The pool pump and main house a/c unit is located right outside the door so if your a light sleeper be aware. The pool is for the main house guest only. Two outdoor chairs are provided and there is a small patio area to sit outside if you like. The neighborhood is quiet and very welcoming. We would stay again when in the area. | |

Cezary’s place was very clean and in close proximity to the VA where I was working~ It felt like a breath of fresh air compared to being in a stuffy hotel! The WiFi worked good as well! The pictures are accurate to what the place actually looks like~which is always a nice surprise when renting on Airbnb. | Nice place to stay in a convenient location. Checking in was easy and the place was clean and just the right amount of space. For sensitive sleepers just be aware that you do share a wall with the main house and it is thin enough that you can hear other people through it (even when they're talking at a totally reasonable level). The king size bed is great but it is on the softer side and the pillows quite thin - if anyone has sleep issues with their neck/back just be aware of that :) I would also suggest a couple extra touches that would be nice for the price being paid, such as an extra set of bath towels and also some bottled waters in the mini fridge. Overall, it's a nice place to stay for sure and I would recommend it to others! | |

| We had a great stay! We came for a full week to visit family. The AirBnb is located in a great area - right in the heart of an old Florida neighborhood surrounded by palm trees and tropical plants. The neighborhood is safe being right across from a school. It even came with a friendly neighbor cat. The stores and beach were no more than 10-15 minutes from us. The room was clean, modern and well equipped. The host thought of everything from an iron and hair dryer to a full set of nice dishes and an electric kettle. The mini fridge and microwave were useful too. The AC had a remote that you could adjust from bed. The only downside was that the group staying in the main house was inconsiderate of noise, parking and trash. However the separate entrance meant that we never had to directly interact with them. Also the walls are insulated enough to keep out the majority of noise. I'm sure that won't always happen and it would have been louder in a hotel room anyways. The amenities and location more than made up for it. We would definitely stay again. | |

I like the neighborhood and location. Property well maintained. But during my stay I had some issues. I contacted Mr Cedar on March 9 by text message. I explained to him about bits on my body that appeared once I checked in. He argued with me about the bits and she no way the property had bugs because he just remolded property a year again and he sprayed the property. I explained to him that someone could have brought in bugs. I also sent him pictures of the bits. I also had another issue, I found someone elses hair on the mattress pad. I sent him pictures of that also. During our conversation he offered to refund my money. I had to buy all kinds of medication for the bits. I thought he would have at least contacted me about my well being since I checked out but he has yet to do so. I feel that I deserve a full refund for my troubles and his lack of customer relations. Thanks for your time Response: Dear Anonymous, thank you for sharing your review about your recent stay at our villa. We apologize for the inconvenience our place might have caused you. I am not really sure why you have not told us about your concern right away and only notified us of your incident one day before your check out demanding a full refund after you have stayed at the property for a week. We have immediately sent professional exterminators to our place after you have checked out and asked them to see if there was in fact a problem like you have stayed in your review. We have found out that the place was pristine clean free of any bugs and your “condition” must have come from somewhere else. We have also had numerous guests stay in the property before and after you have checked out and none of them have experienced any of the inconveniences that you have mentioned in your review as you can clearly see from reading other 5-star reviews (before and after your stay). |
