1.Smoking is NOT allowed inside the House. Guests shall not smoke in the House and shall advise their visitors to also not smoke in the House. Guests shall ensure that visitors comply with all the provisions of this contract that could pertain to them.
2.Minors under the age of 18 shall be accompanied by adult parent(s) or guardian(s).
3.People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
4.Your Host is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Host is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
5.Keep the property and all furnishings in good order. Guests are requested to exercise care to preserve the state of the house, its contents, plants, shrubs, and surroundings as they would for their own property. As a general rule the Property should be left in the condition in which it was found.
6.Guests shall respect the residential character of the neighborhood and act with propriety.
7.Guests shall immediately report any problems they may discover to the Owners.
8.Key lock-box code shall be communicated to the Guests just prior to the check-in date.
9.Registered Guests agree to be held jointly and severally liable for the costs required to repair any damage that exceeds the amount of the damage deposit or the Property Damage Insurance protection level, including loss of use.
10.Only use appliances for their intended uses
11.Pets are NOT allowed.
12.Parking: Parking is limited to 2 vehicle(s). Vehicles are to be parked in the driveway or on the grass right in front of the house between the sidewalk and the road. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
13.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
14.Storms: If there is a storm or hurricane, no refunds will be given unless:
•The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
•A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
•The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
Any unused portion of rent from a guest currently registered;
Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
15.GUEST PROMISES: 1) Not to act in a loud, boisterous, unruly or thoughtless manner or disturb the rights of neighbors to peace and quiet, or allow his/her guests to do so; 2) to use the home only as a private residence, and not to engage in any activity or allow any condition that is illegal or dangerous or which would cause a cancellation, restriction, or increase in premium in Host's Homeowners insurance.
16.GUEST PROMISES: Not to damage or misuse the home provided by Host or allow his/her guests to do so; that when GUEST moves out, the home will be left in good condition.
17.GUEST PROMISES: to inform Host IMMEDIATELY if there are any issues with the home. ESPECIALLY with any water leakage or other typical home maintenance issue that may cause substantial damage to the home if not remedied immediately.
18.MOVE OUT OF THE HOME: GUEST will move out of the home when this rental agreement ends. If GUEST doesn't move out after this rental agreement ends, GUEST will be liable to Host for any resulting losses including rent and court costs.
19. Management Access for Maintenance and Landscaping: Please understand that management reserves the right to access the property during your stay for necessary maintenance tasks including but not limited to pest control, plumbing, electrical work, and landscaping services. These activities may occur without advance notice to maintain the property's high standards. Your cooperation and understanding are highly appreciated.

The bed and pillows were very comfortable and there was no night noise from the street so we slept very well. There were a few helpful kitchenette items so we could get a small amount of grocery items stored. The rain shower head was great. It is a quiet neighborhood and we felt our car was safe overnight parked in the grass as instructed. Unluckily, there was some evening disturbance from tenants in the attached unit due to shared ceiling venting/wall, but it did not go late enough to disturb our sleep fortunately. |

I was in the area for a few days and was happy to find this place as it was perfect for what I needed and the location was great. Close to shops and restaurants. I was disappointed in the comfort of the mattress and pillows and did not sleep well. I would highly recommend getting new ones. Also the first night I got in late so it would have been nice to have a light on outside for better visibility because I wasn’t sure I was in the right spot. Overall I had a good stay. |

5 Stars on all. Cezar has been a wonderful host; and has picked up the phone or responded immediately to any of my questions. Truly professional and both of the Units I stayed in were Meticulously Cleaned and Stocked with all of the essentials you could need, even Irons and Ironing boards. All of the Appliances worked perfectly. ***** Now on to the good stuff. Location, location, location. I had the opportunity to stay at both of Cezar's Palm Beach Garden venues and they both exceeded my expectations. -Location 1 is located off Prosperity Farms Rd between Donald Ross Road and PGA Blvd. Quick access to the Beaches of Jupiter and Juno and Riviera depending on your preference. (less than 5miles to any of these beaches) -Location 2 is located off Military Trail between PGA Blvd and Northlake Blvd. Quick access to the Gardens Mall, slightly further away from the Beaches (+ 2 additional Miles) Things to see and do within 5-7 miles of either of these locations: -Jupiter Inlet for Fishing or Sunning on the beach, the bite was HOT.. -Juno Beach and Juno Beach Fishing Pier, the bite was HOT... -Jupiter Beach -Riviera Beach and Singer Island -Jupiter Island and Coral Cove Park or The Nature Conservacy @ Jupiter Island for snorkeling and Sunning -The Gardens Mall for shopping 1st class -Busch Wildlife Sanctuary and Loggerhead Marine Life Center to completely understand Florida's endemic species including Panthers, Falcons and 4 species of endangered Sea Turtles. -Grab some food from 5 different Publix Supermarkets or Go Big and visit Doris's Market and Carmine's Market or Fresh Market. they are so close by... no-brainer. -Check out The Vine Post Boutique Wine Shop and tasting bar. sip. sip/ -Enjoy Breakfast and Lunch @ One Way Cafe & Tequesta Table -Enjoy Chef Pushcar and Andy's Stage Restaurant for new age Indian Cuisine -Too many amazing Italian options to mention. but the best in my opinion (Buonasera and Divinos.. everything is made to order from Pasta to Delicious Desserts.! | This location was excellent for the work travel I regularly have to West Palm Beach, 5 minutes from this airbnb. Whenever I am in WPB I love to go to Juno Beach and the Loggerhead Turtle Sanctuary, which is only 10 minutes away. The room was clean, easy to access, and I can tell that Cezar stays on top of maintenance of the place. Workmen who popped in to take care of some minor things reported by the previous tenant or cleaners were super polite and professional. The way this room is set up, it is best for vacation travelers, or those who don't really plan to eat or work in the space. The chairs at the counter in the photo are too short to actually sit at and use that as a work or eating surface. The mattress on one side was broken down, but adequately comfortable on the other side (lots of room in the king bed). I am sensitive to mold, and the space was not moldy, a huge plus in Florida. Too much air freshener was used, for those who are sensitive to air fresheners. I was able to mostly air it out, but not completely. The neighborhood was quiet and felt safe. I would be happy to stay here again with a table or desk I could work at and less air freshener. I know Cezar is responsive to feedback, so if I am raising concerns you also have, check in with him as they may have been addressed by the time you are reading this. | |

Check in was easy. The only down size for us — you have little control over the temperature. If you like it cold, it isn’t a problem as an additional air conditioner is available. The place has a Huge comfortable bed , nice and clean apartment, walking distance to the Garden Mall about 25min. Quiet place, there is a portable A/C it is quiet loud , but you don’t need to turn on , have a ceiling fan and built in A/C. No kitchen , but have cutlery and microwave couple staff. Private entrance with a code what makes life easier. |

This place is in a great location in Northern Palm Beach County, with easy access to Alt A1A (FL811), PGA Blvd (FL786), I-95, the Gardens Mall, Downtown at the Gardens. The place is always very clean with nice appointments in the room, bathroom, and closet. Microwave, refrigerator, clothes iron, basic kitchen utensils, cable TV (with Showtime), broadband internet, excellent shower, a good amount of space for a traveling couple. THE BED IS OUTSTANDING! I have a finicky back, and I sleep beautifully here. My wife and I deliberately seek to stay at THIS place for our visits to Northern Palm Beach County (my childhood home) when we visit family in Jupiter and Palm Beach Gardens. |

The room is very clean and has all you need, very well equipped. However, the neighborhood is not up to par! Many homes are in bad shape and the environment does not look appealing! First experience at an AirBnB. Wishing I had looked at the neighborhood from a detailed satélite view! Would not have chosen it! Learned a huge lesson! Front computerized door lock broke and owner did not offer to fix it; therefore, had to move to a hotel room on the spare of the moment. Owner did return my money for all my troubles! Not happy at all with my stay! The neighborhood did not make me feel safe. Would not recommend it for a solo traveler ! |

Overall, a great stay. House is in a good area, near the mall, shops and I-95. I stayed here for three weeks as I was in the middle of being relocated for work. Cezar was helpful with anything I needed, all I had to do was send him a text. Only reason I gave it 4 stars was because the WiFi was not good, so I had to use my mobile hot spot any time I wanted to go on the internet. I would definitely recommend staying here. | Cezar's place worked very well for my business trip to the area. It is located in a quiet neighborhood while being very near to many restaurants, beaches, and shopping. The bed is very comfy - firm without being too firm. And the wifi is a fast secure network. The unit is a separate part of the main house with it's own private entrance. While I could hear people in the main house and kids in the pool, they were respectful of my presence, as I was of theirs. I'd highly recommend Cezar's place, and would stay again. | |

This room was the perfect option for our spring training trip. Much quieter than a hotel, centrally located, and well priced. Cezar was very easy to work with from booking through check out. There were plenty of linens available, even some cutlery and dishes even though the unit does not have a kitchenette (microwave and small fridge only.) I have a couple of suggestions for the owners that would improve the stay: the large dresser was full of linens and dishes so it did not provide adequate storage for the amount of space it occupies. I would move it to the large closet and add a love seat so there was seating available. At minimum, adding a small chair for sitting while watching TV would be nice. In general, this room is a great value if staying in the Juno Beach area. |

The room is large, updated, super clean and comfortable. The bed was perfect and the size of the tv was great. The owner is friendly and accessible. The bathroom was brand new and sparkling. The walk in closet was great and we had everything we needed. There is a pool pump outside the bathroom window that kicks on in the morning so if you want to sleep in be sure to close the bathroom door before you go to sleep. Great place...we will stay again. |

The only thing that was any cause for concern was that near the end of our stay, a family had rented the attached house portion of the property. The kitchen must be on the wall of the room because we heard talking, kids playing and crying and cabinet doors slamming shut. I had to turn the TV on low to drown their voices out so I could fall asleep. I would have liked to have had more control over the room temperature. There is an AC unit in the room, but I think theres also a connection to the house because even though we turned the AC completely off, there were still times we'd come back to a cold room. Other than that, a truly great stay! |
