Bathrooms
1.Smoking is NOT allowed inside the House. Guests shall not smoke in the House and shall advise their visitors to also not smoke in the House. Guests shall ensure that visitors comply with all the provisions of this contract that could pertain to them.
2.Minors under the age of 18 shall be accompanied by adult parent(s) or guardian(s).
3.People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
4.Your Host is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Host is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
5.Keep the property and all furnishings in good order. Guests are requested to exercise care to preserve the state of the house, its contents, plants, shrubs, and surroundings as they would for their own property. As a general rule the Property should be left in the condition in which it was found.
6.Guests shall respect the residential character of the neighborhood and act with propriety.
7.Guests shall immediately report any problems they may discover to the Owners.
8.Key lock-box code shall be communicated to the Guests just prior to the check-in date.
9.Registered Guests agree to be held jointly and severally liable for the costs required to repair any damage that exceeds the amount of the damage deposit or the Property Damage Insurance protection level, including loss of use.
10.Only use appliances for their intended uses
11.Pets are NOT allowed.
12.Parking: Parking is limited to 2 vehicle(s). Vehicles are to be parked in the driveway or on the grass right in front of the house between the sidewalk and the road. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
13.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
14.Storms: If there is a storm or hurricane, no refunds will be given unless:
•The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
•A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
•The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
Any unused portion of rent from a guest currently registered;
Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
15.GUEST PROMISES: 1) Not to act in a loud, boisterous, unruly or thoughtless manner or disturb the rights of neighbors to peace and quiet, or allow his/her guests to do so; 2) to use the home only as a private residence, and not to engage in any activity or allow any condition that is illegal or dangerous or which would cause a cancellation, restriction, or increase in premium in Host's Homeowners insurance.
16.GUEST PROMISES: Not to damage or misuse the home provided by Host or allow his/her guests to do so; that when GUEST moves out, the home will be left in good condition.
17.GUEST PROMISES: to inform Host IMMEDIATELY if there are any issues with the home. ESPECIALLY with any water leakage or other typical home maintenance issue that may cause substantial damage to the home if not remedied immediately.
18.MOVE OUT OF THE HOME: GUEST will move out of the home when this rental agreement ends. If GUEST doesn't move out after this rental agreement ends, GUEST will be liable to Host for any resulting losses including rent and court costs.
19. Management Access for Maintenance and Landscaping: Please understand that management reserves the right to access the property during your stay for necessary maintenance tasks including but not limited to pest control, plumbing, electrical work, and landscaping services. These activities may occur without advance notice to maintain the property's high standards. Your cooperation and understanding are highly appreciated.

We had a marvelous stay at Cesar’s oasis. My family was very comfortable. We especially liked the pool, the outdoor eating area, the half moon driveway, extremely stocked kitchen, central air, and every guest complimented the shower water pressure and ventilation in the bathrooms. Having laundry in-house was a great addition. Location was perfect for what we wanted. 15 min from the airport, 5 min from LifeTime athletic, Whole Foods, Civil Society brewing, mini golf, and the Gardens mall, 10 min from Juno beach. We highly recommend this Airbnb. |

| Cezar’s home felt like home. There was more than enough space for my family to feel comfortable while on vacation. The pool was great a bit deep on one side, but we bought floatees and tubes, my son also had a life vest so he was comfortable in the pool. It was ultimately one of the hottest weeks ever and the pool was heated by the sun. We had a issue with the lock and Cezar helped me get the key out the box, I bought batteries to replace on the keypad and it still did not work for us. I returned the key upon leaving to the housekeeper. We enjoyed Cezar’s home and will hopefully return when we go back to Florida. We contributed the tubes and floatees to the house enjoy! We certainly did. | |

We had the pleasure of staying at this lovely three bedroom with a great heated pool beautifully decorated furnished with all modern amenities making our stay very comfortable and enjoyable. The heated pool was the best feature surrounded by beautiful lush, palm trees. Great outdoor space with plenty of seats lovely table for having dinner outside. Looking back, Cezar’s place worked out. A few highlights: 1. The pool was a great feature. 2. Slept 5 of us. 3. Very convenient to many stores/locations. A few lowlights: 1. Upon arrival, the house was not turned (beds unmade, sheets not cleaned, used towels hung up, garbage, etc). However, Cezar was quick to respond, and come to find out it was a miscommunication with the cleaners. Cezar made the situation right with us, and within 30 minutes, the cleaners arrived. 2. The listing is advertised as an entire home. The first night, we noticed a vehicle parked out front and two people walk in a side door in the house to a guest suite. After re-reading the fine print of the entire listing, Cezar does mention it briefly. It didn’t sit well. 3. Dishwasher wouldn’t work, but Cezar said he’d check on it. We’d consider staying again due to Cezar’s communication, but we’d also consider staying somewhere new. |

Dom jest już trochę stary ale gospodarz reaguje na wszelkie uwagi czy potrzeby gości. Cezar był fantastycznym gospodarzem. Doradził gdzie warto się wybrać. Pytał czy wszystko u nas ok. Na jeden zgłoszony problem zareagował natychmiast i od razu go rozwiązał! Warto przyjechać do takiego gospodarza, nawet jeśli dom nie jest nieskazitelny, to obsługa sprawia że pobyt tutaj to przyjemność. Byłem tu tylko 3 dni w podróży ale spędziłem miły czas. |

| Getting away from Minnesota in January and being in Florida is great. The outdoor space and the HEATED pool was worth it. The house is small but clean. Its in an older neighborhood but totally redone. The house is equipped with everything you need. It's not close to the beach but only about 10-15 min away. It is centrally located in-between Juno Beach, North Palm Beach and Jupiter. There is a high end mall with some great restaurant choices less than 3 min away but there is great restaurants everywhere around. I would recomend this house! | |

| The perfect place to stay in Palm Beach. What the pictures don't show was how private the pool area is. You want to skinny dip, go ahead. Cesar provides lots of extras - kitchen completely stocked - we cooked lots of meals eating both inside and outside - there are towels for the pool, beach chairs, some pool toys. The flamingo is gone but he gave us two floats. And in our case, the weather was cool and so we had the pool heated to 89 degrees and it was perfect. There's a Publix nearby for shopping and a huge mall almost in walking distance with every store you can think of. Lots of lights if you're into reading, plus the sofas have two loungers each. We'd go back, no hesitancy. | |

This was the perfect 2020 stay for our family of 4. Heating the pool in the winter is a must, our kids basically spent 5-8 hours a day in the pool as a result. We didn’t need to go anywhere else but the pool which worked very well for this year. However the beach and golf courses were close by too which also Proved to be fun. |

| We had a wonderful experience at Cezar’s property. He was a courteous and attentive host. We had previously booked another property that we were unhappy with and left early. Cezar let us move into his property early on Thanksgiving day no less. We cooked a full feast and had all the kitchen equipment we needed and more. The place was clean and comfortable. Pool and outdoor area was wonderful. There was nothing we could complain about other than maybe the pillows not being the most comfortable, but that’s really splitting hairs. The area is centrally located to beaches, shopping and dining. Overall we would definitely stay there again in a heartbeat. | |

Cezar is the definition of a wonderful host. He answered my MANY questions professionally, quickly, and with detail. He went out of his way to accommodate my friends and I to make our stay even more enjoyable. The house was sparkling clean. And the pool area was super nice. We paid extra for the heated pool option, but was well worth it and felt amazing. The kitchen was stocked with condiments and cooking essentials for if you’re planning on cooking a couple of meals. They even had a alcoholic drink Keurig, which was delicious and cool to try out. The beds and bedrooms were comfortable and clean. The only downside was that there was only 1 roll of paper towels in the house. Luckily my friends and I ordered lots of food and got extra napkins. I am planning on visiting again & I will be recommending to friends and family. |

Cezar, was always there to answer any questions or concerns via text. He was always so reassuring and made my palm beach trip absolutely the best... the house was nice my friends and I loved it. We spent most of our time in the backyard grilling or in the pool. We literally planned to do different activities and only did two of them. The private pool was just so much fun we choose to buy a charcoal grill (a gas grill is provided by Cezar) and cookout and enjoy the backyard instead of going out. Cezar was a great, super responsive host during our stay. For the most part, it was a perfectly adequate place to stay with our young child. One major hang up we had with the place was its location. In terms of proximity to area attractions and conveniences, it was great. But the actual neighborhood the house is in left us feeling pretty uneasy. The house itself is a good set up if you’re traveling with kids because it gives you plenty of space to still enjoy the outside while kids nap or go to bed at night - much better than being trapped in a hotel room! The backyard is a nice little sanctuary and offers lots of privacy. It was pretty loud on the weekends, but quiet during weekdays. |

| My wife and I really enjoyed our stay. The house was clean, comfortable, and just like the pictures. We spent a lot of time having a glass of wine in the evening by the pool. The area is nice and the location is close to just about anything you could want. We think the best beach is Singer Island which is about 8 miles away. Be sure to go to the West Palm Beach Saturday market. It's not to be missed. They also offer free parking during the market hours. Plenty of restaurants close by and a Trader Joe's. We would recommend this place to stay. Temperatures were about 80 everyday not like our home up north with snow and ice. | |

I stayed at the Villa Tropicana for the past week with my mom and my sister. We had such a wonderful time, and the three bedrooms and two baths made our stay very comfortable. The living room and kitchen are beautifully updated and have every amenity you'd need. The backyard is a vacation in itself. The pool and surrounding deck, lounge chairs and grill are so perfect for family and friends to gather and make wonderful memories. I didn't want to get out of the pool! | First let me say that Cezar was an amazing property owner to work with. Our vacation started out with a hitch from Hurricane Matthew. We were scheduled to arrive 2 days after the hurricane went thru FL and had contacted Cezar to cancel. He called me to let me know that the property didn't receive any damage, the pool was getting cleaned, there was food in the stores, gas at the stations and everything was running as normal. With all this wonderful news we asked if we could keep our reservation and just come a day later. Cezar was great at working with us during this time. Now for the property! The pictures really don't do it justice. This is a very nice home, newly remodeled with tasteful furniture and decorations. We were there with 4 adults, and 2 older kids. We had plenty of room and never felt crowded or in each others way. The pool was beautiful and large enough for several people to enjoy at the same time. We sat around the many seating areas every morning for coffee and used the grill every night. The neighborhood was nice and centrally located for our visit with family who live near Lake Worth. There are a couple of different grocery stores near by and 2 shopping malls. We will definitely look to rent from Cezar again. | |

Our family of three (husband, wife and 3.5 years old daughter) enjoyed our 5 nights stay in Villa Tropicana last week of September. The property is very well located and would be suitable for both short and long term stay. It is in calm residential area, local people seemed nice and friendly. We felt safe no matter the time of the day. We found Whole Foods, Walmart, Target, Aldi, all within 3-5 minutes drive. The famous Palm Beach with its beautiful neighborhood and City Place with all its night life are just within 10-15 minutes of easy drive. Fence and trees provide good privacy. All houses around are ranch style, so no curious annoying neighbors picking from their windows :) Outdoor area is on a south side, thus, there was always sun for swimming and tanning at any time of the day and keeping pool water warm all the time. When we needed some shade, the covered area and umbrellas were right there. Upon our arrival the house and outdoor area were spotless. Pool was cleaned the day before. House was kept cool. Kitchen has everything you might need. House is not overstuffed with furniture or decorations, which we always appreciate, but provides just the right amount of comfort. Lots of extra towels, pillows, blankets, paper goods and cleaning supplies. There was a huge pile of tourist guides, maps, restaurant menus, etc. The owner was easy to work with, confirmed booking promptly, sent clear instructions, always answered our messages within minuts, refunded our deposit without any problems. He also was nice enough to let us check in a few hours earlier since we were in the area. All in all, everything was just as we expected and wished -- easy transaction, clean well equipped house with pool and very private outdoor area (and we did intend to spend most of the time inside but outdoors), away from hustle and bustle but within easy reach to everything one might want. In our opinion the property is priced just right for what you get. We would recommend it to anyone with the same expectations and travel goals as ours. We stayed here for 2 weeks in August16. We loved everything! The kitchen , patio, rooms, bathrooms, the house is just like pictures. The pool area is very private and has a BBQ. Twice a week a poolboy for cleening the pool. We loved also the location. A publix within a mile, gardens mall 5 min. The I95 is very close so you can visit jupiter, West Palm Beach outlets, A 30 min drive to lots of shops in Boyton beachMall, and a hour drive to the huge sawgras mill mall. Overall our stay was superbe and we definately will come back here. And Mr. Cezar is very nice and very quick respond any question. |

Even before arriving at Cezar's place we knew we would have a great time, because of how helpful he was before our trip and how quickly he got back to us with any questions we had. The house is absolutely perfect!! We spent the majority of our time in the back yard at the pool. Every night we used the grill outback for our dinner, and spent the night hanging out inside watching TV together In the living room. Anything that you have in your home and would think to need while on vacation is already waiting for you at the house. Would definitely recommend for anyone staying in the Palm Beach Garden area! The price and home are perfect. |

| The home was even more beautiful than the pictures! All furnishings and decorative items are of top quality and in the best of taste. Cezar could not have been more helpful in every way, making our stay totally enjoyable. The beds were so comfy! We spent most of our time enjoying the lovely backyard. The kids loved the pool. The grounds have been spectacularly landscaped, with an amazing variety of tropical trees and flowers. The pool guy and a yard man come regularly to keep it immaculately cared for. The big nearby Publix and Whole Foods markets are your source for groceries. The location is great too! Only 15 minutes from West Palm airport, 3 minutes to an awesome night life in Downtown at the Gardens Mall, and many beautiful beaches within 10 minutes of driving. Cezar has provided us with wealth of information about the area (so many golf courses around), with suggestions for things to do, directions, etc., including his phone number, which we were not provided at the other house we rented in Key West. He has gone out of his way to provide everything you might need. I don't believe you could find a nicer home away from home. | |

We enjoyed our 2-week stay at this property in January 2016. The house is very well-equipped, nicely decorated and clean. The backyard is very private, with a nice pool, which unfortunately we were unable to use due to unseasonably cold and rainy weather. The owner (Cezar) was very responsive when we had some minor issues, all of which were quickly and satisfactorily resolved. Having a car is a necessity (as I guess is the case in most of Florida), and there is no place to walk to for any services. Although the house is in Palm Beach Gardens and close to PGA and the Gardens and Downtown Malls, it is not part of the PGA development. Although there is privacy and the neighborhood seemed safe, it is located on an East- West through street that connects Alt A1A and Prosperity Farms Boulevard (major North- South roads). The nearest Publix supermarket and the beach are each about a 10-minute drive away. The owner has also converted a former garage or carport into a separate studio apartment with a separate entrance on the side of the building. This was a surprise to us, as it was not mentioned in the listing, and we thought that we were renting the entire house. However, there was no interference with our use of the house, and aside from seeing another car parked in front, we rarely saw those tenants. Thank you, Cezar! |

| We stayed here for a golf trip and i couldn't be happier with our choice. It is in a great location close to a lot of what Palm Beach has to offer and the house itself is wonderful. Cesar the owner was very helpful and was easily accessible if we needed him, but there were no issues since we had everything we could want. The pool and the grill are great features to the house that we overrated but used the most when looking for a place to stay. My wife, son, his wife and daughter thoroughly enjoyed every aspect of our stay. A great deal of thought was obviously put into the comfort of guests. The house, backyard and pool were immaculate. The kitchen was well stocked with everything we could have asked for, there were more towels than we could have used in a week, the stove, refrigerator, dishwasher, washer and dryer were all excellent as was the barbecue that we used frequently. The beds (of which we only used two) were very comfortable and the water temperatures in the house and pool were wonderful. The location was perfect as well with easy access to the Roger Dean baseball stadium, Jupiter Lighthouse and Juno Beach. There is a new Publix store just one mile away. The listing including pictures and description was entirely accurate...exactly as advertised and very appreciated! The only thing we could find to even mention was loose deck board between the BBQ and outdoor dining table. Hardly worth mentioning. Cezar was very responsive to our needs and questions. | Villa Tropicana was perfect for us! We live in the Bahamas and needed a place to stay while we shopped and got our "state-side" stuff done. The location could not have been better. Close to shopping, restaurants, etc. Our only regret is that we did not get to spend more time at the house just relaxing! Villa Tropicana is very clean, comfortable and perfectly equipped with everything we needed, especially in the kitchen. The beds were very comfortable as was the rest of the house. It was also nice to have the driveway to park in so we did not have to go far with all of our shopping bags! We also enjoyed having the outside dining area where we ate breakfast every day and enjoyed the lush landscaping and pool area. Villa Tropicana proved to be the perfect tonic for our family of five adults in late September. We had business in North Palm Beach and were looking for someplace nearby. Everything from beach to shopping is a very short drive away.
The home is exactly as pictured. Everything indoor and out is new and tastefully done: a new kitchen with stainless steel appliances and granite tile countertops, large new dinning table, two new baths (one the master bedroom en suite), new beds, mattresses and linens, new reclining sofas and flat screen, new outdoor table, chairs and umbrellas and bbq grill. Inside there is plenty of room. We never felt crowded or in each other's way. It was like living in a model home. The entire home is meticulously clean Every afternoon we spent around, and in, the large pool which is totally private, hidden from neighbors by beautiful and well-maintained lush vegetation. It was a perfect respite for us after a long and hectic summer. We recommended Villa Tropicana to our family who will be visiting Palm Beach this winter and should we find ourselves on that side of the state again it will be our first choice. Thank you Cezar. | I was immediately happy to find a modernized and renovated lovely property upon arrival. Before jumping into the pool, I stopped in the kitchen went to the fridge. It is stainless steel along with the other appliances. These were obviously all installed brand new because the condition and manufacturing dates on the serial number plates are all recent. The backyard outdoor patio and pool are my favorite feature. It's relaxing and feels so Floridian. Everything else is solid as well. Beds are very comfortable, the large screen led hdtv's look new, the wifi works well, bathrooms are good, neighborhood is fine. The location and price makes me give this a high rating and highly recommend it. | |
