Neighborhood

There is a well maintained gravel driveway to get to the house. There are neighbors surrounding this property and one close neighbor who collects a lot of junk but we do have a privacy fence between our property and theirs. Our home provides tons of space to spread out and relax!

Space

This expansive and newly renovated riverfront home boasts unbelievable space for your family and friends. Direct river access (property is riverfront) for tubing, kayaking, lounging, and fishing. The home has a huge yard and heated pool (pool optional and additional fee) for outdoor relaxation. There is a screened-in gazebo with deck overlooking the Shenandoah River with stunning views and fishing adventures for days. We have a deck overlooking the river, front and back porch to take in the views, fire pit and easy access to all that Shenandoah Valley has to offer! The house is situated between Massanutten Resort, Blue Ridge Parkway and Luray Caverns. It is also a 35-minute drive from James Madison University and close proximity to several wineries/breweries.

THERE IS TO BE ABSOLUTELY NO ATV'S OR DIRT BIKES AT THIS HOME! THEY ARE NOT ALLOWED TO BE DRIVEN ON THE ROADS.

We DO NOT allow Early Check-ins and or Late Checkouts during the following time frame:
May-December. It' is what we consider our "Busy Season" and therefor cannot accommodate such request during that time of year.

From January- April...if we can accommodate an early arrival or late check out, there is a $50 fee, for each. The Early Arrival time is 2pm and the Late Check out time is 12pm.
We, however, CANNOT confirm any early arrivals or late check outs until 2 days prior to your arrival. So please do not contact us until then.

Superb Property
What a great spot for large family get together! Plenty of room for kids and grown ups. Nicely renovated and decorated. And you must have Chef Dan cook one night for your family! What a treat. All in all, great place for family memories!

Friendsgiving 2022
16 adults and 3 teens came together for Friendsgiving 2022. Overall we thoroughly enjoyed ourselves and if the owners put some TLC into the property we would definitely return. Located on a private rocky road with wildlife and surrounding properties had farm animals. About 20-60 mins from most attractions and grocery stores. Water is very hard (soap doesn't rinse well) doesn't get very hot and house takes a bit to warm-up but due to the size this is understandable. Please be aware that because this property allows dogs there will be pet hair EVERYWHERE!! We started our stay by washing sheets, towels, washcloths, cleaning pet hair from kitchen (including inside fridge and freezer). The cleaning company needs to level WAY up especially during cold and flu season. The kitchen is very well equipped with plenty appliances but could stand to have some organization, it was like a scavenger hunt when cooking. Also it's time to replace those pots and pans, very crusted, rusted and scratched up. Only bathroom that had a trashcan was the master, all bathrooms need them. Plenty of firewood provided for both firepits. Plenty of outdoor trashcans available which is a plus for the amount of people this property holds. Overall a decent property for the price.

Great House, Need better communication
The house was great, very spacious and lots of room for our group to get together. A couple of notes- The "boho room" could use it's own heater, the cabinet next to the TV needs the door screwed back on, the hot tub was not working during our stay. But overall the house was fabulous. Our main issue was with communication in general. When we arrived, the key pad was not working. We tried calling several times and no one answered. But when we texted, you responded immediately. This was frustrating because the issue could have been solved over a 30 second phone call but instead was a 15 minute back and forth text conversation outside in the cold. Also the way the house is marketed it looks like it's in the middle of nowhere, but the neighbors are actually really, really close. Some of our group were outside around the fire pit playing music and the neighbors called you guys. You tried to call us but we were sleeping, as were a couple other families in the house (so they couldn't have been that loud). There should be a note in the description that the neighbors are really close with posted quiet hours. But the biggest issue was the water running out. We assumed that the pipes had froze, but apparently the water has to be refilled and it wasn't. When our water ran out in the morning, we messaged and you said that the water truck broke down yesterday and someone would be there in an hour. But if you knew the water truck broke down the day before, why didn't you let us know so we could conserve water or prepare? We ended up checking out by 10am that morning (one day early) due to a lack of water and the house being unprepared for the winter storm moving in. We are still waiting for a refund for the final day...
