--THE PROPERTY--
The Falls Condos are located in Lake Ozark at the end of Carol Road off of Horseshoe Bend Parkway, offering year-round views of the lake's main channel, positioned on the south point of the 2-mile marker by water. Amenities include two swimming pools, basketball and tennis court, clubhouse, playground and more.

Lake Ozark and the Horseshoe Bend area provide amazing dining options, golf, family fun and shopping on the Bagnell Dam strip and so much more!

This unit has a boat slip that is available upon request.

--ABOUT THE HOME--
The King master suite has its own private patio entrance and beautiful lake views, along with a TV with Roku, and a full-size dresser. The private master bathroom offers double sinks and a walk-in shower.

Bedroom #2 also features a King-sized bed, full size dresser and TV with Roku. Bedroom #3 includes a full/full bunk bed so can sleep up to 4 people. The guest bathroom includes a bathtub and shower.

Our kitchen is fully equipped with stove/oven, microwave, fridge, dishwasher, toaster, blender, Keurig, and all the pots, pans, dishes and utensils you’ll need for on-site cooking, including a pantry for storing your food and drinks. The kitchen opens to the dining area which includes a dining table that seats 6 with 3 additional seats at the bar.

The living room with it's gorgeous lake views offers a cozy seating area with double reclining couches and a flat-screen TV. The lakeside patio is an amazing space to grill out or just enjoy the views!

--OTHER CONSIDERATIONS--
You will find high speed WiFi throughout the home. The living room TV has cable but the bedroom TVs are Roku only so you would need to log into your own streaming accounts.

We provide bed linens, bath and kitchen towels, a small supply of paper towels and toilet paper, trash bags, dish detergent, and laundry detergent. Please plan to bring life jackets, beach towels, and sunscreen. We also provide one set of basic bathing amenities per bathroom. If you are staying more than a couple days or have a larger group, you should plan to bring your own.

Our full-size washer and dryer make it easy to pack light and do laundry as needed while you’re here.

--PARKING--
-There is no charge to park but is limited and first-come/first serve.
-There is no boat or trailer parking allowed on site.

--RENTAL REQUIREMENTS--
-The Primary Renter must be at least 25 years old, and must remain at the property during the entire stay.
-A signed Rental Agreement must be returned before check-in details will be provided.
-No smoking or vaping (inside the property or on the deck/balcony).
-Please be respectful of the property (inside and out) and keep noise to a minimum during nighttime hours.
-Absolutely NO pets!
-Guests are responsible for the safety and well-being of children at all times.

--CANCELLATION POLICY--
Travelers who cancel at least 30 days before check-in will get back 100% of the amount they've paid. If they cancel between 14 and 30 days before check-in, they'll get back 50%. Otherwise, there will be no refund.
