Welcome to 'On The Rocks'! A spectacular 5 bedroom, 5 bathroom house situated on the mountainside and surrounded by distinctive rock outcroppings which lend their name to the house. The property borders Cacapon State Park which is comprised of over 6000 acres of wilderness. Walk out the back door and you are in the expansive park! The natural environment envelops the house from every direction. You will feel like you are in your own private nature preserve.

The kitchen, recently remodeled top to bottom, features a custom slate floor and stainless steel appliances. The kitchen is stocked with all of the essentials you would expect, including complete sets of dinnerware (plates, bowls, wine glasses, flatware, etc.), as well as all necessary cooking supplies (pots, pans, baking dishes, casserole dishes, utensils, etc). The kitchen also includes a modern flat-top range, wall oven, built-in microwave, dishwasher and two sinks. The adjacent dining room can seat up to 10 guests for meals.
The main living room is styled with beautiful rustic maple floors, 20 foot ceilings with exposed beams and large bay windows that get amazing natural light. It is the perfect space for large family gatherings or to sit around the slate hearth with a roaring fire on cold winter nights. In the summer, open the home's seven sliding glass doors to cool mountain breezes coming up from the valley.
The living room is equipped with a 46 inch LCD TV with a Roku for streaming video. The house has broadband internet service with WIFI to keep you connected with all of your internet ready devices. Additionally, in the living room, there is a stereo with bluetooth support. Easily sync your laptop, tablet or phone and play music.
Every bedroom has its own attached private bathroom, which provides all guests in your group the privacy and comfort of their own master suite! Additionally, the two top floor suites have their own private balcony perfect for watching the sunrise with coffee, or having a cocktail under the stars. The deck on the main floor is extremely spacious and has two charcoal grills for barbequing. This deck also features seating for outside dining as well as multiple Adirondack chairs. The house has 4 decks in all, with amazing views of nature and the ridge-line. On top of this, attached to the main deck, there is a screened-in porch with lots of seating and a ceiling fan.
On The Rocks has a conveniently located 50 AMP EV charger available for use by guests.
'On The Rocks' is a convenient 5 minute drive to downtown Berkeley Springs featuring artisan shops, top-notch dining, the world-famous hot baths and much more. In very close proximity to Berkeley Springs, there are hundreds of miles of hiking trails in Cacapon State Park and Sleepy Creek Nature Preserve. Other activities in the area include horseback riding, world-class golf, fishing, kayaking, etc. The list of activities is limitless.
The Coolfont community amenities include a swimming pool and hot tub open Memorial Day-Labor Day and tennis/basketball courts which are available to guests all year round. The community area also includes a playground with a rec field for the kids to run or play frisbee in. In the community you will also find onsite hiking trails.

The cabin is located approx 0.5 miles to the Berkeley Springs Brewery and the Treetop restaurant
Downtown Berkeley Springs is located approx 4 miles from the cabin.
The Cacapon State Park is located approx 5 miles from the cabin.
*As part of our effort to help you relax and enjoy your stay, accidental damage protection is part of your booking. The cost of this protection has been included in your fees and covers you for accidental damages during your stay.
*The community pool and hot tub are only available Memorial Day- Labor Day. A pool pass will be in the cabin during the season for use. Winter months these community amenities are closed.
*Rental agreement must be submitted to our company prior to receiving access information.
*Booking guests must be 25 yrs old or older to book and accept the rental agreement.
*This cabin is NOT pet friendly.
* This cabin is located in a beautiful and peaceful community. We ask all our guests to please respect others with the community guidelines so we all can keep this community great!
PROPER BEHAVIOR FOR MOUNTAINSIDE RENTALS
When renting in the private community, “Coolfont Mountainside" please note the following rules and regs associated with the community. Any complaints or issues reported with any of the following below will result in being charged accordingly.
*Noise- quiet hours are from dark until 8:00am. We ask that you are mindful of other cabins and guests especially after dark. Occupancy and use of premises shall not disturb or offend neighbors or residents. Please be mindful of neighboring cabins with noise especially after dark. Loud parties, excessive speeding, excessive noise and/or disruptive behavior, discharging of Firearms, BB, Pellet or Paintball Guns.
*Fireworks are strictly prohibited on the grounds and in the event of fireworks being used in the community, you will be required to vacate the property without a refund and will be fined accordingly.
*Outdoor Firepits- No fires are to be started with out being inside proper fire-pits with a fire resistant lid on the fire at all times and in accordance with CMA guidelines and regs. If the property rented does not have a proper fire-pit, outdoor fire is not permitted. Open fires will result in a min of $500 fine
*Lights- Exterior lights must be turned off by 11:00 pm.
*Vehicles- absolutely no ATV’s are to be ridden in the community, RV’s/campers are not to be parked in the driveways and no more than 4 vehicles are permitted in the driveways (overflowed parking is Available, please contact in advance for information)
Guest(s) will bag and properly dispose of all of their trash including recycling items.
All trash/recycling items must be bagged in appropriate (13 gallon bags or larger) trash bags and placed in proper outdoor locations prior to departure. No small bags, pet bags, or grocery bags are to be left in trash bin.
Failure to properly bag (kitchen size bags or larger only) and/or remove all garbage/recyclables from the cabin will result in assessment of additional charges not less than $200.00.
The trash bin is located at the end of the driveway. Trash bin must have lid shut and secured after each use to ensure animal damage/distraction doesn’t occur.
