About the owner:
Currently, I love living in the mountains of Colorado. I was the very first person to list a yacht for rent as vacation property. I love Colorado in the summer. I especially enjoy Georgia in the spring and fall, and in the winter travel to South America. I love to travel! Our goal is to make this the best rental property there is! I bought the lots around the property and plan on adding a variety of different things. Bend of the River Lodge is a very unique property because it’s so secluded, perfect for family reunions, weddings & corporate retreats, yet close enough to town to be extremely convenient. For additional fees, we’ve added an awesome 27’ Caribbean tri-toon boat, as well as fun water toys and kayaks, canoe and stand up paddle boards. We don’t want you to have to go anywhere else to find the fun you’re searching for!

Neighborhood

Minutes to Hiawassee with restaurants, bars, marinas, grocery stores, Chatuge Regional Hospital, free beach access with playgrounds and picnic areas, and so much more. Close to Brasstown Bald, Helen, Blue Ridge, Dahlonega...

We love the #lakelife around here as well as the majestic mountains. So much to do and see right in town. We have a handy guidebook in the house full of places to eat, things to do, shopping, hiking and waterfall trails... Wineries abound; they’re everywhere! And a short 25 min drive to Helen for tubing or zip lining.

Hike or drive to the apex of Bell Mountain, which overlooks the lake below and provides picturesque mountain views and photo opportunities. Visit Brasstown Bald, the highest point in Georgia. Hke the trailheads of the Appalachian Trail, which spans from Georgia to Maine, which are less than 10 miles from this home.

There is a Traeger Smoker and 2 gas grills available. We have both Keurig and drip coffee makers.

There are 2 thermostats on both sides of house, each located between the kitchen and stairs. The thermostat on the right controls up and downstairs. The same on the left. The main level fireplaces are wood burning. The fireplace downstairs by the pool table is turned on by pushing the button on the wall.

Watch the sun rise over the lake in the mornings and watch it set behind the lavender mountains in the cool evening hours. Ample parking. Wooded trails. End of the road privacy. All of this and still only 10 minutes from town, shopping, churches, restaurants and entertainment.

Lake water levels are too low for boats to park at dock from mid-Sept through May 1st. Kayaks and sups are great year round.

House Rules

OCCUPANCY: The primary occupant Tenant(s) must be 30 or older. Tenant(s) are responsible for the conduct of all guests and must occupy the property for the full term of the reservation. Rental party shall consist of Tenant and 21 more with a total of 22! Occupancy by additional persons will result in the forfeiture of your security deposit and early termination of your rental period, without refund of rental fees paid.

DIRECTIONS AND CODE: The week prior to arrival the Tenant(s) will receive detailed driving directions and lock box code for entrance to property.

CHECK IN TIME IS 4PM. No exceptions without prior authorization. Tenant will be notified if it is possible for early checkin. CHECK OUT TIME IS 10AM. No exceptions without prior authorization. Guests who do not depart the property by 10AM will be charged a fee of $100 per hour.

DOGS: We gladly accept dogs with a $300 nonrefundable deposit per dog.

SMOKING: No smoking allowed inside the home. Smoking outside on the decks and patios is allowed. There are sand cans provided in these areas for butts and ashes. If it is found that any guest smoked inside the home your security deposit will be forfeited and any extra cleaning charges will be applied.

INDEMITY: The Tenant agrees to indemnify the Owner/Managers from and against any liability for personal injury or property damage sustained by any person (including Tenant’s guest) as a result of any cause, unless caused by the negligence of the Owner/Managers.

LAKEFRONT RISK: There is no lifeguard on duty. Any water activity done by Tenant(s) and their guest is by their own risk. Diving off the boat dock is strictly prohibited. There are sharp tree limbs, roots, and logs under the water so use extreme care when entering the lake.

APPLIANCE MALFUNCTION: Service requests for heating, air conditioning, televisions, satellite TV, appliances, etc will be responded to as quickly as possible. There are no rebates or refunds issued to Tenant for any reason as every good faith effort is made to insure the property is maintained to highest standards.

ACCESS: Tenant shall allow Owner/Managers access to the property for purposes of repair and inspection. Owner/Managers shall exercise this right of access in a reasonable manner. IN THE EVENT that the Owner/Managers are unable to deliver said property to Tenant under this lease agreement prior to occupancy because of fire, eminent domain, act of nature, or any other reason out of their control, Tenant hereby agrees that Owner/Managers sole liability as a result of these conditions is a full refund of monies previously tendered by Tenant. Pursuant to the terms of this agreement, Tenant expressly acknowledges that in no event shall Owner/Managers be held liable for any consequential or secondary damages, including but not limited to, any expenses as a result of moving for any damage, destruction or loss.
LOST, STOLEN OR ABANDONED ARTICLES: Guests should allow enough time before checkout to insure that belongings are not left behind. The cost of returning items could be quite expensive and the Owner/Managers are not responsible for any lost or damage during shipping. Owner/Managers have no responsibility for lost, stolen or abandoned items. There will be a $25 charge plus shipping for any returned items.

LOST KEYS / UNRETURNED KEYS TO LOCK BOX: Lost keys or keys not returned to lock box on departure will result in the locks having to be changed and the Tenant(s) will be charged. EXCESS FEES: Rental rate does not include excessive cleaning. There will be a $40 per hour for oven and or range top left excessively dirty, dirty dishes left in sink or dishwasher, grill left dirty and litter left inside or outside. Garbage and trash that has not been bagged and thrown loose into garbage cans will result in a $50 minimum fee.

TERM OF THE LEASE: The lease begins at 4pm on checkin date. The lease ends at 10am the checkout date.

RENTAL RULES AND REGULATIONS: Tenant(s) agrees to abide by the Rental Rules attached at all times while at the property and shall cause all members of the rental party and anyone else Tenant permits on the property to abide by the following rules at all times while at the property. Violation of Rental Rules may result in immediate eviction of Tenant with no refunds.

Cancellation Policy

Full refund for cancellations made within 60 days of check-in. 50% refund for cancellations made at least 30 days before check-in. No refunds for cancellations made within 30 days of check-in.
