CANCELLATION POLICY: We give our guests the option of having a fully refundable stay up to 24 hours prior to arrival or a non-refundable stay with a 10% discount. You have the option to choose. If you choose the discount and non-refundable cancellation policy, please understand we will uphold your decision and we will not refund your stay should you decide to cancel. For direct bookings, cancellations will also be subject to a 8% transaction fee. SECURITY DEPOSIT: Guest agrees to pay for any damages to the rental property not resulting from normal wear and tear, as well as any incidental charges incurred during Guest’s stay, including but not limited to extraordinary cleaning, excess laundry, smoking/odors, undocumented pet(s), relocating furnishings, missing/damaged inventory, underreported occupancy, lost/unreturned keys. Damages which are discovered after arrival or which occur during the Guests’ occupancy should be reported to the Host as the earliest possible time. Guest agrees to indemnify Owner for any damages which occur during the period of occupancy. CHECK-IN/OUT: Check-in is after 4:00 PM. Check-out is by 11:00 AM. Early check-in/out is available for an additional $25 fee each and must be purchased at least 24 hours before arrival/departure. Guests who stay beyond their designated check-out time are liable for any associated costs and expenses, at a minimum a $100 fee. OCCUPANCY: Only the number of guests stated in the reservation are allowed at the property, day or night. *Additional daytime or nighttime guests are not allowed with prior host approval.* EVENTS: No parties or events are allowed during your stay without prior host approval. NO SMOKING: Absolutely no smoking of any kind (smoking, vaping, e-cigs, etc.) is permitted inside the property, on the porch, or within 10 feet of a door/window. Residual smoking odors may linger in the home after your departure. This is unacceptable and may require additional cleaning services, for which the guest will be responsible, at a minimum a $250 fee. If you decide to smoke, you may smoke outside or in your car. Extinguish all butts fully and discard. Smoking violations are subject to a $250 fine plus the cost to clean, deodorize, and repair damages. SURVEILLANCE: A Ring video doorbell is located at the front door and points toward the sidewalk, steps, porch, landing, front yard and catches part of the driveway. The Ring is a motion sensitive recording device and operational 24/7/365. The host has access to the camera and the video recordings at all times via the Ring app. There are no cameras inside the home. NOISE: All guests will observe quite hours between 9P-8A. A Minut noise monitor is inside the home and monitors noise & humidity. It is not a sound recording device. PETS: Pets are not allowed. Guests who bring unauthorized pets onto the property will be charged $250 fine per pet. CITY OF RESIDENCE: Guests are not allowed to make a reservation in their city of residence without prior host approval. If you book without prior communication with the host, your reservation may be cancelled. NO THIRD PARTY BOOKINGS: The person making the reservation must stay overnight at the property. Bookings made for other people are not allowed and your reservation will be cancelled. NOT ALLOWED: Open flames, tape, glitter, confetti, rose petals, home births and firearms. Guests will not move the furniture.Illegal activity such as human trafficking, prostitution, drug dealing, etc. are prohibited and guests will be evicted. This will result in loss of any remaining rental amount. COMMERCIAL PHOTO/VIDEOGRAPHY: Commercial photography/videography without prior written consent is not allowed. REFUNDS: No refunds will be provided for infrastructure failures that are beyond our control, such as electrical power outages, water or sewer main breakages, natural gas disruptions, or internet/WiFi outages. Should any of these situations happen during your stay, please notify the host immediately. We will do our best to accommodate you during this inconvenience. CHILDREN: Guests with children (18 and under) are responsible for providing supervision at all times. We don’t recommend guests with children under 2 stay at the property. If you choose to stay, guests with children will take necessary precautions to make the property as safe as possible for babies and toddlers. HOME MAINTENANCE: The lawn is mowed on Wednesdays, weather permitting. The trash is picked up on Tuesdays. You may see members of our team rolling the trash bins to the curb on Mondays and bringing them back up on Tuesdays. We’ll do our best to schedule other maintenance issues to be as least disruptive as possible. PEST MANAGEMENT: The property receives regular pet control service. However, there are naturally occurring bugs and wildlife in the yard and neighborhood. No refunds will be given for the intrusion of pests, insects, or wildlife during a guests’ occupancy. DAMAGES: Guest are responsible for notifying the host of any damages incurred during their stay. GUEST’S RESPONSIBILITIES: Guests take full responsibility for damages, injury, or loss that occur on the premises and its facilities. This includes all furnishings, appliances, mechanicals. Guests must report any property damage to the host as soon as possible. Unreported damages will be deducted from the security deposit. Guests are liable for theft or damages that occur to cars or other guest property that is parked on the premises. Please keep your car locked at all times and do not leave valuable items in sight. This is a safe neighborhood, but things happen. Guests are responsible for leaving the property in the same condition, or better, as they found it.
