Based on authentic 19th-century designs, our temperature-controlled the Conestoga Family Wagons ate Welcome Valley Village offer a unique experience for adults and kids alike.
Enjoy roasting marshmallows over a campfire, sleeping under the stars, and waking up to a stunning sunrise just like the pioneers of old–except you'll have electricity, Wi-Fi, a private bathroom, and plush bedding. Old Copper Wagon at Welcome Valley Village sleeps up to four between a luxurious King bed and twin bunks.
Interaction
Welcome Valley Village is pleased to offer contactless check-in and check-out. The gate code for the property and your individual cabin lockbox code as well as detailed check-in instructions will be emailed to you approximately 24 hours prior to your check in time.
If you have any questions, comments, or experience any difficulties during your stay, our team of dedicated Guest Services Representatives are on-call and available to help from 8 am to 11 pm every day. Our Maintenance Team is on call daily, between 9am-5pm to help with any needs that may arise during your stay.
Neighborhood
Welcome Valley Village is located near the small town of Benton, Tennessee, on the shore of the Ocoee River. Nestled at the gateway of the Great Smoky Mountains and surrounded by protected forest land, the property is the perfect home base for exploring everything East Tennessee offers.
Made famous in part by the 1996 Olympics, thousands of visitors flock to the Ocoee every year to traverse its 3-mile stretch of world-class rapids. For younger adventurers and more leisurely-paced rafters, the nearby Hiwassee and Nantahala rivers offer a milder mountain river experience.
While you'll experience absolute peace in your remote surroundings, you'll be close to all the modern amenities you need to make the most of your stay. Grocery stores and restaurants can be found just 15 minutes down the road in Cleveland, Tennessee.
Just one mile east is the Cherokee National Forest, the largest tract of public land in Tennessee. There you'll find unspoiled forests and waterways, giving you ample opportunities for hiking, bird watching, hunting, & fishing.
A two-hour drive will deliver you to the north or south entrance of Great Smoky Mountain National Park. Experience fantastic wildlife and breathtaking views, hike part of the Appalachian Trail or make the trek up to Clingmans Dome, the Park's highest peak.
After you visit the Park, don't miss the towns of Pigeon Forge and Gatlinburg. Get your thrills at America's friendliest theme park, Dollywood, visit the Titanic Museum, Ripley's Believe it or Not, or take in one of their famous dinner shows.
For car and motorcycle enthusiasts, the area is home to the scenic Cherohala Skyway, Blue Ridge Parkway, and hundreds more miles of winding mountain roads, including the Tail of The Dragon, where thousands of drivers test their skills each year against 318 hairpin turns.
For a more urban experience, the city of Chattanooga is less than an hour away. Visit the Tennessee Aquarium, voted one of America's ten best by USA Today. Enjoy a bite to eat at the historic Chattanooga Choo Choo complex, which includes a brewery, distillery, several restaurants, and an array of seasonal activities. Experience culture and panoramic views from the Bluff View Arts District and Hunter Museum of American Art. Stroll across the Walnut Street pedestrian bridge to explore local shops in the quirky Northshore neighborhood, and be back to your cabin before dark.
Access
Welcome Valley Village consists of 17 forested acres bordered by the Ocoee River. Guests have the use of beautiful landscaped trails and common areas. Directly over the river is our spacious dock where guests can relax, swim, fish, and drop in tubes, SUP’s, & kayaks. The Riverside Pavilion is open to all guests except when reserved for private events.

Space
Welcome Valley Village, a Timberroot Rustic Retreat, consists of six beautiful cabins and three glamping wagons on a 17-acre gated property, surrounded by lush forests, winding trails, and over 900 feet of private riverfront on the world-famous Ocoee River. This property is owned and operated by Timberroot, a small, family-owned business that specializes in creating rustic spaces that allow you to relax, recharge, and reconnect with nature.
All three of our Conestoga Wagons are corralled around a fire pit to provide the most authentic portrayal of pioneer life. While we want you to feel like you are traveling down the Oregon trail, our wagon experience includes all the modern amenities of a feature-rich glamping experience.
Old Copper comfortably sleeps a family of 4 between the memory foam king bed and comfy twin bunks. The wagon's kitchenette includes a microwave, mini fridge, coffeemaker, and rustic washbasin sink with hot & cold running water.
You'll have private access to the ¾ bath assigned to your wagon in our custom-built bathhouse. In addition, you will have access to a shared utility room with a washer and dryer.
Enjoy the wonders of nature by sharing a meal with your family at your private dining pavilion or lounging around the shared fire pit and enjoying the crackle of a good campfire.
For a more private experience, rent all three wagons and have the shared amenities to yourself.
Please Note: We have a strict 4 person maximum, and are not able to accommodate more than 4 guests per wagon including children and infants.
NO PETS are allowed in the wagons under any circumstances. Welcome Valley Village offers several pet-friendly accommodations if you'd like to bring your four-legged friends.
Transit
Welcome Valley Village is located approximately three miles from the town of Benton, Tennessee, and 20 minutes from Cleveland, Tennessee.
Travel in this area typically requires access to an automobile and the property is ideally situated to reach dozens of Tennessee attractions by car.
The property is roughly 20 minutes from the Ocoee Whitewater Center, 50 minutes from Chattanooga, 90 minutes from Knoxville, and 2 hours from both entrances to Great Smoky Mountain National Park, Gatlinburg, and Pigeon Forge.
Chattanooga Metropolitan Airport is just under an hour from Welcome Valley Village. You can typically reach either Hartsfield-Jackson Atlanta International Airport (ATL) or Nashville International Airport (BNA) in under three hours.
Notes
Pet Policy:
Our wagons have a strict NO PETS policy. Welcome Valley Village offers several pet-friendly accommodations if you'd like to bring your four-legged friends. Any evidence of a pet being on this property during your stay will result in a minimum $100 fine.
No Smoking:
Smoking, vaping, and the use of e-cigarettes is prohibited inside or within 25 feet of the Conestoga Family Wagons.
Not only does smoking leave behind unwelcome odor and residue, but it can be extremely dangerous in a wood & canvas covered wagon. Please be respectful of other guests and refrain from smoking or vaping in and around community spaces.
Cigarette butts should be fully extinguished and disposed of properly in exterior trash receptacles. Any evidence of smoking/vaping or smoke/vapor damage or odor inside the property or cigarette damage/debris on the exterior of the property during your stay will result in a $150 fine, due to non-compliance with our stated policies.
Outside Wood:
Only wood purchased from Timberroot may be burned in indoor fireplaces.
Each cabin will be supplied with a tote of wood from October through February. No firewood will be provided during the warmer months. No firewood is supplied to the Conestoga Wagons.
You may purchase additional firewood by contacting Guest Services. Please note that there are no vendors on-site at Welcome Vaelly Village; firewood must be added to your reservation at least 48 hours before your check-in date.
Guests may supply their own wood for the outdoor firepits. However, only firewood that is certified, heat-treated, and properly labeled may be brought into Welcome Valley Village.
The state of Tennessee prohibits the use and transport of all out-of-state firewood unless it is certified, heat-treated, and properly labeled.
Pests:
We take great care to ensure our properties are free from pests. Our properties are regularly treated by professional pest control and our staff takes preventative measures to keep pests out.
However, as our properties are located in wooded areas, it is possible for guests to encounter insects and/or small woodland creatures like mice. If you do encounter an unwelcome pest inside your lodging, please contact our Guest Services team immediately so that our grounds team can address the problem as quickly as possible. We ask that guests help us prevent pests by keeping doors and window screens closed and maintaining proper cleanliness during their stay.
By booking with us, you accept that encountering insects and woodland creatures is a possibility and that no refunds will be issued for such instances.
House Rules
–No Smoking / Vaping in Vacation Rental–
Smoking, vaping, and the use of electronic cigarettes is not permitted inside of any Timberroot property. Smoking is permitted outside or on uncovered decks. Guests must ensure that windows and doors are closed so that the smoke/vapor does not enter the building. Smoking/Vaping is not permitted in community spaces. Cigarette butts should be fully extinguished and disposed of properly in exterior trash receptacles. Any evidence of smoking/vaping or smoke/vapor damage or odor inside the property or cigarette damage/debris on the exterior of the property during your stay will result in a minimum $150 fine.
–Pet Policy–
Pets are not allowed at this property. If you want to travel with a pet please ask about our pet-friendly properties. Any evidence of a pet being on this property during your stay will result in a minimum $100 fine.
–Pool, Spa, & Hot Tub Rules–
Pools, spas, and hot tubs are used at your own risk. Children and any adults requiring supervision must be supervised by a responsible and able-bodied adult at all times. Guests should ensure that the spa is covered when not in use. Complete Hot tub, Pool, and Spa rules are posted at each facility. Guests are responsible for abiding by all posted rules and regulations.
–Fires, Fireplaces, Fire Pits, and Grills–
Fire pits, fire table, fireplaces, stoves, and other combustibles at their own risk. All grills, fire pits, and fires should be kept contained. Guests are responsible for ensuring that all fires are completely extinguished after use.
–Parties and Events–
Welcome Valley Village can be rented for private events.
We require that all groups hosting a special event at Welcome Valley Village reserve all available lodgings for a minimum of 2 nights. This arrangement will comfortably accommodate 58 overnight guests and provide your group exclusive access to the common areas on the property. For private events, a maximum of 100 persons, including vendors and 50 vehicles are permitted on the property. Failure to abide by this policy may result in additional fines and/or eviction from the property. All events held at Welcome Valley Village must be booked and coordinated through the Timberroot guest services team. Please contact our team directly to book your event.
–Media/Event Use Restriction–
Timberroot accommodations may not be used or reproduced for, or as part of, any online listing, photographic production, television production, movie/film production, wedding event, party, or in any other way in which our property becomes a setting for amateur or professional use of producing, staging, or otherwise, without Timberroot’s express written consent.
–Good Neighbor Policy–
Timberroot Vacation Rentals are designed for families and friends to peacefully enjoy their stay. Timberroot does not tolerate any partying, loud noise, excessive occupancy limits, illegal parking, etc. that violate policy or interfere with our neighbor's peaceful enjoyment of their community.

-Firearms & Weapons- At Timberroot Rustic Retreats, the safety and security of our guests is our top priority. We strictly prohibit the use or discharge of firearms, or any other projectile weapons on any of our properties. Any violation will result in immediate eviction without compensation and possible referral to local law enforcement. We encourage the responsible use of firearms and welcome you to visit the local state game range or firing ranges for safe practice with your firearms. We take this policy very seriously to ensure the safety and comfort of all our guests.
Cancellation Policy
Your reservation may be canceled with a full refund up to 7 days prior to arrival. A 50% refund is available for bookings cancelled up to 2 days prior to arrival. No-shows and cancellations within 48 hours of your check-in date will be billed the entire reservation total. Our property is bordered on all sides by forest, so there is a chance of wildlife wandering onto the property. The creatures include and are not limited to: frogs, mice, raccoons, squirrels, possums, spiders, cicadas, etc... While we make every effort to keep wildlife outside of our lodgings, occasional incursions do occur. No refunds will be issued due to the appearance of wildlife.
