Marie and Lorenzo deal with your initial booking and all the concierge matters. We act as your English-speaking contact and we live just 5 minutes away.
We have lived in Vicopisano since 2006 and we will be your go-to people for any questions from booking to arrival and we are also available once you have arrived should you want to meet up with us for local insider knowledge regarding our favourite restaurants, places s to visit and generally getting around.
The property owners live on the premises and they also speak a little English you may reach out to them for local knowledge plus any questions about the award-winning extra virgin olive oil they produce on the farm.
Neighborhood
The farm is located at the edge of the Medieval town just a 10 to 15-minute walk away from a 2-minute drive.
STEP BACK IN TIME
To visit the historic center of Vicopisano is like stepping back in time with its Medieval Towers, cobbled pathways, and hidden lanes. Situated away from the more beaten tracks of Tuscany but close enough to visit its famous sites, Vicopisano is a place where you will witness a more authentic Tuscany.
CHARM AND HISTORIC MONUMENTS
Today’s visitors can witness many Medieval Towers and Tower Houses as well as a Medieval masterpiece designed by the renaissance engineer Filippo Brunelleschi. Brunelleschi was responsible for fortifying the whole village back in the middle ages and today visitors can enjoy a guided tour of the impressive Medieval fortress and watchtower
BARS; RESTAURANTS AND SHOPS
Your nearest restaurant is just a 10-minute walk away and you may also dine Al Fresco at a nearby hilltop restaurant, or relax at a local bar with an Aperol Spritz or chilled Prosecco. Your all-time favorite pizza is in the village center! The small town offers, 3 restaurants, 3 bars, 2 weekly markets, a mini-market, bakery, butchers, pharmacy, and bank all within a walk away!
NATURE TRAILS, CYCLE TRACKS, AND WALKS
Vicopisano lies at the foothills of the Monte Pisano surrounded by a beautiful landscape of pine-covered hills and olive groves and offers the perfect environment where you can hike, bike or ramble. Horse riders will find a stable just a fifteen-minute walk away along with a dedicated cycle track that winds its way around the foot of the hills.
FESTIVALS AND EVENTS
From the spectacular Medieval festival during the first weekend in September to the regular antique and collector’s fayre every second Sunday of the month. Vicopisano has become infamous for its events and festivals, including a walking festival, and flower festival in May a bike and tasting festival in June, and a Rock and roll event in July!

Space
Appartamento Rosetto is located on a charming organic olive farm situated at the edge of the Medieval village of Vicopisano.
This property offers a unique opportunity to have the privacy of two apartments in one building which can be used in combination with each other by way of a connecting door,
this combination offers the perfect solution for 2 couples, a small group of friends or a family who enjoy spending time together but have the use of their own facilities.
Appartamento Rosetto offers 2 bathrooms, 2 kitchens/dining spaces, and 2 private terraces.
Both apartments have their own separate entrances however you can also use just one if preferred.
The first apartment has lovely views over the orchards and Medieval towers, whereas the second apartment has views over the 18th Century mill house where the family of the farm resides and where the organic olives are pressed once a year!
BEDROOMS
Both bedrooms have a double bed + a single bed which can be used for a child or as an extra place for your case or belongings. Both beds are dressed in antique Tuscan lace which has been handed down through the family! There is air conditioning in both rooms.

LIVING, COOKING, AND DINING SPACE
Each of the apartments has a living, cooking, and dining space with its own fully equipped kitchen, dining table, and chairs, and a sofa. It is between these rooms you have the connecting door.
BATHROOMS
Both bathrooms are situated off the Living room and have a shower, WC, bidet, and washbasin. Each apartment also has its own washing machine.
OUTSIDE AREAS
In addition to each apartment having its own private area outside, there is also lots of additional space where you can relax and dine within the grounds and gardens of the farm. There is garden furniture and covered terraces along with play items for children. There is also a very large BBQ such you want to cook up a Tuscan feast.
FARM PRODUCTS, LOCAL PRODUCTS, AND YOUR WELCOME PACK
There is a farm shop on the premises where you can purchase the award-winning extra virgin olive oil, the farm's own wine produced from the small vineyard, and other products.
Our guests will receive a welcome refreshment pack including a small bottle of the award-winning extra virgin olive oil, a bottle of the farm's red wine, fresh milk, tea, coffee, and sugar.
TASTING AND TOUR OF THE FARM
Each of our guests will be invited to enjoy a special tour of the farm’s orchards, olive groves, and vineyards, where you will learn about the production of our products from one of our staff. In addition, you will visit the mill and enjoy a tasting of our local products presented as a mini lunch. This tour has a value of €25 per person but is free to our guests
ACCESS AND PARKING
There is plenty of free parking at the farm just 50 meters from the front door.
ARRIVAL AND DEPARTURE TIME
Arrival from 4.00PM up to 10:00pm
Departure up to 11.00 AM.
PETS ARE ALLOWED - at a fee of €30 per pet per stay - to be paid in cash on arrival
Transit
A car is recommended but not absolutely essential if you are happy and able to walk to the bus stop in the village center (10- 15 minutes walk) with daily buses (Monday - Saturday) to Pisa and the nearby town of Pontedera - from Pontedera, you can get trains to Florence and all over Italy.
Notes
Witness the wine harvest in September
Witness the Olive harvest in October. We do block out the dates for the olive pressing because it can be noisy however we have received guests at this time in the past on request.
There are occasional events during the summer months, they tend to be for just half a day or an odd evening and so NOT include loud music.
House Rules
Number of occupants and behaviour
The maximum number of occupants allowed Appartamento Limone and Appartamento Rosmarino is 5. Appartamento Limone can sleep up to 5 as follows. 2 persons in the bedroom (double/queen bed) 1 adult or child in single bed in bedroom, 2 people on the sofa bed in the living/kitchen dining room. Appartamento Rosmarino can sleep up to 5 as follows. 2 persons in the bedroom (double/queen bed) 1 adult or child in single bed in bedroom, 2 x children or 1 adult in the sofa bed in living/kitchen dining room. The guest booking the apartment is responsible for the correct and decent behaviour of his/her party. The maximum number of guests for Appartamento Rosetto (Limone and Rosmarino combined) is 10 by using the same configurations above.
Recycling Rubbish/Trash
The Vicopisano district has a strict recycling program which involves refuge/trash being collected either daily from each individual property or by bins provided in the vicinity. You are responsible for disposing of your own refuge/trash and full details of how to recycle will be in the apartment. Failure to remove your refuge will incur a charge of 10 Euro.
Smoking Policy
We do have a Non-smoking policy in all the rooms of the apartment; however, smoking is permitted on the patio and within the grounds
Registration of passport
Registration of passports and identity cards
Due to Italian anti-terrorism laws, all guests staying in hotels, guest houses, private villas and apartments throughout Italy must have their passport or Identity card details registered with the proprietor /manager of the property where the guest is staying. We only need to see your document and register your name, document number, expiry date and issuing body. We do not keep your passport. The details we collect will be registered with the local Carabinieri (military police) and will not be used for any other purpose.
Animals/Pets
Any animals and pets will only be allowed on the premises through prior arrangement we us. The pet fee is €30 per pet per stay
Cancellation Policy
We have a no refund policy and for this reason we highly recommend that you and all members of your group are covered by a policy of travel insurance.
FORCE MAJEURE – if any booking must be modified or cancelled because of war, threat of war, riots, civil commotion, strikes, disasters, terrorist activity, fire, adverse weather conditions, unavoidable technical problems to transport, epidemic or pandemic illness, closure or congestion of airports and similar events beyond our control, we will endeavor to offer alternative arrangements. Compensation will not be payable in circumstances amounting to force majeure.
