Neighborhood

Vicopisano is a truly Tuscan town situated on the lower slopes of the Monte Pisano, a range of hills which rises like an island between the provinces of Pisa and Lucca.

Vicopisano is the ideal location for those searching for a truly authentic experience - where you can live like a local and take home some memorable experiences such as witnessing the olive and grape harvest and sampling our local products.

A hilltop Medieval fortress and watchtower designed by the Renaissance engineer Filippo Brunelleschi stands guard over the village and surrounding countryside.

The fortress is open to visitors at the weekends; a perfect place to spend a couple of hours exploring Medieval dungeons, palace rooms and climbing the impressive watchtower, the small entrance fee includes a personal guided tour.

The city of Pisa with her Leaning Tower is just a 25-minute drive away, the charming walled city of Lucca is only 35 minutes away. The Renaissance city of Florence can be reached in between 45 minutes - 60 minutes.

This studio apartment is both perfectly and cleverly designed providing both living and sleeping zones in one open-plan space with large airy windows. The interiors are mainly white and neutrals which offer a cool/fresh ambiance.

Here you will find a comfortable Queen size bed dressed with fresh white linens and there is a romantic white curtain that separates the sleeping and dining zone. There is a cozy sofa for two and a satellite TV in this zone

The cooking zone is perfectly designed with a cooking hob, oven, and fridge. The fully equipped space means you are able to prepare and cook delicious Tuscan meals at home. A dining table designed for four offers romantic comfortable dining for two!

The contemporary bathroom has the highest quality fixture and fittings and offers a WC, hand basin, and shower with a cubicle.

PRIVATE GARDEN
The garden like the apartment is a romantic nest for two! The garden is at the rear of the building with easy access from your apartment. The garden has a gazebo, plus a table and chairs for outside dining, it's a great spot to have morning breakfast or pre-dinner drinks. The property owner has planted fresh herbs, strawberries, and tomatoes which are solely for our guests.
Access to the garden is on the ground floor so you must exit your apartment and walk down the entrance stairs.

House Rules

Number of occupants and behaviour
The maximum number of occupants allowed at Nido Bianco is 2. The apartment can sleep up to 2 as follows. 2 persons in (double/queen bed)

The guest booking the apartment is responsible for the correct and decent behaviour of his/her party.

Recycling
The Vicopisano district has a strict recycling program which involves refuge/trash being collected either daily from each individual property or by bins provided in the vicinity. You are responsible for disposing of your own refuge/trash and full details of how to
recycle will be in the apartment. Failure to remove your refuge will incur a charge of €50.

Non-Smoking Policy
We do have a non-smoking policy in all the rooms of the apartment.

Registration of passports and identity cards
Due to Italian anti-terrorism laws, all guests staying in hotels, guest houses, private villas and apartments throughout Italy must have their passport or Identity card details registered with the proprietor /manager of the property where the guest is staying. We only need to see your document and register your name, document number, expiry date and issuing body. We do not keep your passport. The details we collect will be registered with the local Carabinieri (military police) and will not be used for any other purpose.

Cancellation Policy

BOOKING & RENTAL TERMS & CONDITIONS
BOOKING TERMS
Booking Once availability has been confirmed we can proceed with your booking.
Confirmation We will require a 30% deposit to confirm a reservation with the final balance payable 45 days prior to arrival. If the booking is within 45 days from the commencement of the rental period full payment is required at the time of booking.
Payment. Payment can be made securely online using a credit or debit card via the following website TransferWise.com, please contact us for more details or you may make a payment through any of the holiday portals we list our property with, please be aware of additional fees apply with some of these portals. We also accept payment by bank transfer when online payment is not possible.
Security Accidental damage deposit A refundable security and accidental damage deposit of 200.00 Euro is required for each rental period. The deposit will cover the cost, should it occur for any damages or the need for any extra cleaning costs to the apartment and its contents during your stay (excludes normal wear and tear). Security deposit must be paid in cash on arrival.
Heating and air conditioning are included in the published rates.
Final cleaning fee: €30 to be paid with final balance payment
Insurance We recommend that you and all members of your party are covered by a policy of travel insurance. Policies can be purchased through travel agents and banks or direct from insurers. The policy should cover personal accident, death, medical and repatriation expenses, loss of baggage and valuables, personal liability, delay, cancellation, curtailment, missed departure and legal expenses
Cancellation policy: We do not offer refunds and for this reason, we highly recommend that you and all members of your group are covered by a policy of travel insurance. In some cases, we are more than happy to postpone your booking by up to 12 months should you not be able to travel due to flight cancellations or border closures due to Covid 19.
FORCE MAJEURE – if any booking must be modified or cancelled because of war, the threat of war, riots, civil commotion, strikes, disasters, terrorist activity, fire, adverse weather conditions, unavoidable technical problems to transport, epidemic or pandemic illness, closure or congestion of airports and similar events beyond our control, we will endeavor to offer alternative arrangements. Compensation will not be payable in circumstances amounting to force majeure.
Liability. We promise that all information given in our promotional publications and website is correct at the time of going to print/online, but services or facilities may be changed during the validity of the promotional material and website. Wherever possible, clients will be advised of changes prior to departure.
Breakdown of white goods and other services: domestic appliances, tv, air conditioning and Wi-Fi are provided at our property. Should the breakdown of these items occur during your stay or because of the previous occupant we will do our utmost to repair the item before your arrival or during your stay. Please be aware that having the above items repaired immediately may not always be possible if the breakdown occurs on a Sunday or during an Italian holiday. We do not offer refunds should a domestic appliance cease to function during your stay.
Wifi internet. Free Wi-Fi is included in your rental rate. Should the Wi-Fi not be available due to a technical breakdown we will do our utmost to have it repaired as quickly as possible. If you are hoping to work remotely, we highly recommend that you come with your own data backup.
