Perched on the edge of nature, this 1930’s Arts & Crafts cabin features a hot tub, pedal boat, treehouse views (dreamy fall foliage), stylish decor, modern kitchen+bathroom, workspaces, front porch & yard with fire pit, picnic table & BBQ. Enjoy the nearby lakes, waterfall, forest reserve, Bethel Woods Center for the Arts, the original Woodstock site, alpaca farm, scenic drives, breweries, harvest festival, apple orchard, Assembly art museum, Livingston Manor & charming Delaware River towns.

We live in NYC but are available via call or text and happy to answer your questions or resolve any issues that arise.
You will be able to self check-in and out with our digital keyless door lock.
Neighborhood
LOCATION
We love Smallwood - a friendly and quiet lake community with many cute little log cabins from the 1930s and 40s. We have a lake, waterfall, forest reserve with hiking trails, post office, and restaurant within walking distance from the cabin. To walk around the lake takes about 40 minutes.
This area of the Catskills offers every outdoor activity imaginable including swimming, hiking, canoeing, boating, tubing, rafting, fishing, cycling, ziplining, horseback riding, bird watching, apple picking, snowtubing and skiing/snowboarding.
The cabin is only a short drive from Bethel Woods Center for the Arts, the Museum at Bethel Woods/the original Woodstock site, buzzy design haven Livingston Manor, Resorts World Catskills, Legoland, Lake Superior State Park, the Catskills Craft Beverage Trail, great restaurants, cute shops and antique stores, harvest festivals, holiday markets and activities, farms (kids usually love the alpacas!) and farmers markets, New York State's largest indoor waterpark Kartrite, Forestburgh Playhouse, Kadampa Meditation Center New York, Monticello Casino and Raceway, Monticello Motor Club Off-Road Adventure, as well as picturesque river towns Narrowsburg and Callicoon.

You can check in and out by yourself with our keyless entry. You will be issued an access code for the duration of your stay - no keys to lose or return!

PRIVACY
Please note that a few of our friendly neighbors’ houses are visible from the front of the cabin. The house is at the end of the block and faces a forest on two sides and landscaped yard on the third side providing a sense of privacy.
PEDAL BOAT & STAND-UP PADDLE BOARDS (SUPS)
The stay includes complimentary use of a pedal boat for use on Smallwood's own Mountain Lake, as well as two inflatable Stand-Up Paddleboards (SUPs) with access to several nearby lakes and reservoirs. Life jackets are provided.
COOL & HOT TUB
We have a brand new hot tub in our side yard with a beautiful view of the woods and (seasonally) mountains. You can use the hot tub all year-round. In the summertime, we keep the temperature at 85F so you can enjoy a refreshing soak on a hot day. We have a privacy fence but the hot tub is partly visible from our neighbor’s house. Children under 12 years are not permitted to use the hot tub.
KITCHEN
The kitchen, which features a brand new gas stove, dishwasher and refrigerator, is stocked with everything you need to make a meal. We have a coffee maker, bean grinder, microwave, toaster, blender, and food processor. We offer our guests coffee, tea, olive oil, and basic spices. The dining table seats 6 people in total, 4 comfortably.
LIVING ROOM
The living room features a smart TV, electric fireplace, a record player and the comfy furniture is perfect for relaxing in after a long hike or cozy movie night. The smart TV is logged in to Netflix, Hulu and Amazon Prime Video but you can of course log in to your own streaming service as well. If you want to play content from another device we have an HDMI cable.
BEDROOMS
The primary bedroom is a large lofted room on the second floor with open stairs (no door, but very private) featuring a queen bed with Allswell's highly rated hybrid mattress. The cozy secondary bedroom suite with adjoining 'office den' has a double bed with a firm mattress. This suite has a sliding / barn door. Both bedrooms have electric fireplaces.
BATHROOM
The country-designed bathroom has a bathtub/shower and a window that faces the forest in the backyard.
WORKSPACES
The downstairs bedroom has a dedicated den space with a desk and monitor to connect your laptop to via HDMI. There is another workspace in the upstairs bedroom. The wifi is fast and reliable (230+ mbps).
WI-FI AND CELL SERVICE
Wi-Fi is fast (230+ mbps) and reliable, and cell service is great - Verizon and AT&T have excellent coverage. We do not know if other networks/operators have the same great service, but if not, we suggest activating wi-fi calling on your phone.
FRONT PORCH
The front porch has two Adirondack chairs and adjoins a landscaped area with a picnic table and a gas BBQ. This is the perfect spot to enjoy your meals, sip your coffee or cocktail, read a book, relax, work on your laptop, or listen to the chorus of birds that reside in the area. There is a fire pit in the side yard overlooking the forest with Adirondack chairs.
WASHER/DRYER
We have a compact combo washer and dryer in the kitchen.
WATER
The well water is safe to drink and tastes great.
PET POLICY
We allow two small to medium-size well-behaved and housebroken pets (up to 55 lbs/pet) per stay. If pets are left unattended at the cabin they must be in a crate or pet carrier. We ask that you encourage your pets to stay off the furniture and they must be on leash when outside. We provide a dog bed, as well as water and food bowls for your convenience.
AIR-CONDITIONING
The cabin is the perfect place to be if you want to escape the city heat! We have the smart AC Midea (highly rated, quiet and efficient) installed in both bedrooms in the summer. The living room and upstairs bedroom both have ceiling fans, and there is also a portable fan. We do not have an AC in the living/dining area but these rooms stay fairly cool, and windows and doors can be opened for natural cross ventilation. Note that the ceiling fans are somewhat low and people over 6 foot tall may find them uncomfortable to use (I am 6 feet tall and run the fans often and personally have no issues).

* No shoes inside. Please take off your outdoor shoes at the door as it will keep the house much cleaner.
* No parties or events

* We can only accept infants and children over 5 years old (the stairs leading up to one of the bedrooms is not safe for younger kids)
* If you have a complaint about any aspect of the property, you are obligated to reach out to us immediately and it cannot wait until after checkout or addressed in a review. Upon voicing this complaint to us, you are authorizing us to come into the property and to repair or solve the issue.
* No smoking inside or directly outside the house.
* The booking is only for the number of people in the reservation and only registered guests are allowed in the house. We do not allow additional people.
* Pedal boat and SUPs can only be used if liability waiver has been signed
* Do not use our cabin for any illegal activity.
* Please note that wi-fi is not guaranteed. We are not responsible for power outages and weather conditions.

HOT TUB RULES
- Please shower with soap before you enter.
- Do not use if you have been sick recently.
- Children under 12 years are not permitted to use the hot tub
- Elderly persons, pregnant or anyone with diabetes, heart disease, high or low blood pressure or illness should consult a physician before use.
- Do not enter if the temperature is above 104 F
- Limit your soak to 15-30 minutes, and cool off before re-entry
- Please do not bring glass in or near the hot tub.
- Please no jumping, diving, horseplay, sex or pets.
- Please do not walk, sit or lay on the hot tub cover.
- After use, make sure the plastic floater is inside the hot tub. Set temp back down to 90. Add two capfuls of "Activate Granular". Run the jets for 15 min with the air knobs off. Put the cover back on. Secure all 4 clasps of the cover and only lock the ‘front and back’ clips. Return the key to the top right drawer in the den.
We check the hot tub after each stay for residue from guests using it without rinsing off. If the water has been contaminated with glass, lotion, hair spray, liquids or suntan lotion, there will be an additional charge of $400 to cover the cost to drain, clean and refill the tub and remediate the contamination to the filtering system.
WAIVER OF LIABILITY FOR HOT TUB, PEDAL BOAT, AND STAND UP PADDLE BOARD:
By booking The Treehouse Bungalow tenants accept the below waiver for using the hot tub, pedal boat, or stand-up paddle boards for themselves, everyone staying at the house and for any visitors of the guest who might use the hot tub, pedal boat, or stand-up paddle boards and in consideration of facilities provided by the host, I expressly agree and contract, on behalf of myself, my guests, my family and friends accompanying me, my heirs, executors, administrators, successors and assigns, that property owners and their heirs, servants, agents, contractors, and employees, shall not be liable for any damages arising from personal injuries (including death) sustained by me, or my guest in, on, or about the premises, or as a result of the use of the equipment The Treehouse Bungalow and private hot tub, pedal boat, or stand-up paddle boards regardless of whether such injuries result, in whole or in part, from the negligence of the owner, host, cleaners or co-host. By the execution of this agreement, I accept and assume full responsibility for any and all injuries, damages (both economic and non-economic), and losses of any type, which may occur to me or my guest, and I hereby fully and forever release and discharge the property owners and their heirs, servants, agents, contractors, and employees, from any and all claims, demands, damages, rights of action, or causes of action, present or future, whether the same be known or unknown, anticipated, or unanticipated, resulting from or arising out the use of said facilities. I expressly agree to indemnify and hold the property owners and their heirs, servants, agents, contractors, and employees, harmless against any and all claims, demands, damages, rights of action, or causes of action, of any person or entity, that may arise from injuries or damages sustained by me or my guest. I agree to be solely responsible for safety and well being of my guest and myself. I understand that the host does not provide supervision, instruction, or assistance for the use of the hot tub, pedal boat, or stand-up paddle boards. The tenant understands that there are special risks involved in the use of a hot tub, pedal boat, or stand-up paddle board. Tenant is aware there are potential dangers to children who are not carefully supervised, as well as any person using the hot tub too long or if a person has health risks, is intoxicated, using any kind of drugs or medication, or is pregnant. Children under the age of 12 years old are not permitted to use the hot tub, pedal boat, or stand-up paddle boards. Tenant agrees that they are responsible and liable for any damages that occur to the hot tub, pedal boat, or stand-up paddle boards through their or their guest's misuse or negligence. Should Tenant or Tenant’s guests contaminate the hot tub water with glass, lotion, hair spray, liquids or suntan lotion by not abiding by the rules, Tenant agrees to an additional charge of $400 to cover the cost to drain, clean and refill the tub and remediate the contamination to the filtering system. In consideration of my anticipated stay, I agree, intending to be legally bound hereby, that the property owners and their heirs, servants, agents, contractors, and employees shall not be liable for my injury or death, or the injury or death of my invited guests. This Disclosure and Waiver of Liability is incorporated into the Terms and Conditions of my contract through the platform I booked the Property on. I agree to conduct myself in a controlled and reasonable manner at all times, and to refrain from using the hot tub, pedal boat, or stand-up paddle boards in a manner inconsistent with its intended design and purpose. I understand and acknowledge that the use of hot tub, pedal boat, or stand-up paddle boards involves risk, including permanent disability and death. By booking the The Treehouse Bungalow I agree to comply with the above release of responsibility for the use of hot tub, pedal boat and stand-up paddle boards to the property owners and their heirs, servants, agents, contractors, and employees.
WAIVER OF LIABILITY FOR MINOR(S)
By booking The Treehouse Bungalow I hereby certify that if I am the adult parent or guardian of one or more minor child(ren) under the age of eighteen years, then I consent to her/his/their stay at a property located at 72 East Beech Street, Smallwood, NY 12778, despite it not being child proof. I understand and acknowledge that I am fully aware of and assume the risks (including but not limited to the risk of serious bodily injury of said minor child(ren). I understand that the owners of the property, Christopher Courtney, Erik Ohrman, Melinda Martino, and Matilda Ekholm, shall have no responsibility to pay for medical treatment and related costs if said minor child(ren) is injured. Knowing the risks described above, I agree, personally and on behalf of the minor child(ren) named above, to assume all the risks and responsibilities surrounding my minor child(ren)’s stay at the above-mentioned property. To the fullest extent allowed by law, I hold harmless and agree to indemnify the property owners, its employees and agents, from and against any present or future claim, cause of action, loss or liability for injury to person, which said minor child(ren) may suffer or for which said minor child(ren) may be liable to any other person resulting from any cause whatsoever, and regardless of fault. I am at least eighteen years of age and have carefully read this Liability Waiver and Release Form (Minor Child). I understand and agree that no oral or written representations can or will alter the contents of this document. I agree that this agreement shall be governed by the laws of the state of New York.
Transit
The easiest way to reach @mountainlakebungalows is by car, but it is possible to go via public transit from the NYC area as well. Take the Short Line Bus from Port Authority in Manhattan to Monticello's Short Line Terminal. From there, you'd have to take a taxi to the bungalow (under 15-minute drive).

Cancellation Policy
Guests can cancel until 5 days before check-in for a full refund.
After check-in date guests will receive a partial refund: Get back 50% of every night but the first one. No refund of the first night.
