Description
Privately situated in a cobbled courtyard with far-reaching views of the Yorkshire dales and Gouthwaite Reservoir. The gardens, patios, and parking offer privacy and space for large gatherings or quiet retreats.
Swallow Barn sleeps 10-12, with a ground floor ensuite bedroom. The Old Coach House sleeps 7 and Paddock View Flat sleeps 4.
The location is ideal for exploring the Yorkshire Dales. Nearby towns include Pateley Bridge, Masham, Harrogate, York, and Skipton.

Neighborhood
There are lovely villages in all directions that are close by. There are country pubs in Lofthouse, Middlesmoor, Wath and Pateley Bridge and a little further a field you have the fantastic spa town of Harrogate, Masham, Skipton, Leeds and York
Access
The entrance to Reservoir View Holiday Cottages has clear signage elevated near the wrought Iron gates just before the village of Ramsgill. There is a cobbled driveway which has ample off street parking for many vehicles.
Space
Reservoir View Holiday cottages includes 3 properties all on one site, so the space and privacy is vast. The properties are situated in an "Area Of Outstanding Natural Beauty" and so you are surrounded by gorgeous landscapes, views and wildlife to enjoy. Reservoir View Holiday cottages can be booked all together or individually. Each property has a private outdoor area ranging from lawned gardens, patio's and surrounded by its very own paddock. There is plenty of parking for several cars/bikes. We are situated on the famous Nidderdale Way walking trail and there is an abundance of lovely walking, cycling and motorbike routes to explore. There are local villages close by that have country pubs and restaurants for you to enjoy and the nearby town of Pateley Bridge (just 5 miles away) has many dinning options and independent shops selling delicious local produce.
Swallow Barn is a spacious property with a focus on socialising. It has a large kitchen and lounge, as well as a patio area. There is a bedroom located on the ground floor with an ensuite and king-size bed (for those not liking the stairs). The remaining bedrooms are located on the first floor and all have king-size beds and 2 of the bedrooms also have the option of 2 additional single beds in each and so can comfortably accommodate 10-12 people. The property features characterful elements such as beams and barn-style windows, and the main bathroom has a shower and roll-top bath.
The Old Coach house is a light and airy detached house with many Dual aspects rooms. This property has a lawned area to the front with gorgeous countryside views and a large enclosed garden to the rear which is a great safe place for children and dogs to play. There are 3 bedrooms the master has a king size bed and 2 singles, a twin room and a single room. The main bathroom has a shower and a roll top bath on the first floor and W.C on the ground floor. This property comfortable sleeps 7 people.
The Studio Flat is a warm and cozy detached 1st floor flat which backs onto a lovely paddock with a private outside terrace area. There is 1 king size bedroom and an open plan kitchen, dinner and living area with 2 pull out single beds available. The bathroom is off the bedroom and has a shower and a roll top bath. This property comfortable sleeps 4 people.
Transit
A vehicle will be required to get to the property. Public transport is available in the nearby town and taxi companies are available, but infrequent so having your own vehicle will be desirable for exploring the lovely countryside.
Notes
Reservoir View Holiday Cottages have a unique position parallel to Gouthwaite Reservoir and are surrounded by rolling countryside. There are many walks on the doorstep and some gorgeous villages and towns close by for all your amenities.
We recommend you take out Travel insurance to protect yourself against any unforeseen situations that prevent you from travelling.

Please note that before your stay begins, you will need to verify your details through Know Your Guest/SuperHog.
You will also be given the choice between paying a refundable deposit amounting to £500 (This option has a small admin fee which is 2% in the UK) or buying a non-refundable damage waiver amounting to £95. We suggest you buy the damage waiver as this protects you in case you cause accidental damage during a booking.
Pet policy:
Dogs only, up to £20 per dog. 3 dogs maximum per property. Dogs must be well-behaved.
House Rules
House Rules We're so pleased to host you and hope that you and your group enjoy all that our property has to offer. We ask that a few simple rules be followed to ensure an exceptional and memorable experience. As such, we've outlined our House Rules and Terms and Conditions below. House Rules ● Noise levels must be kept strictly under 60 dBA during the day. Music and/or excessive noise outdoors (i.e., yelling, noise amplification, musical instruments, animal barking etc) must be kept to a respectful minimum at all times. Outdoor Music is not permitted after 10PM. No amplification devices or musical instruments can be used outdoors or can be audible outside the home at any time, day or night. Guests must be mindful of their noise levels at all time; ● Neighbourhood quiet hours are strictly enforced from 10PM-8AM; ● No smoking allowed; ● All vehicles must be parked on the paved driveway, in the designated parking area. ● Parties / events, lack of decorum and disruptive noise will not be tolerated; ● If the neighbours are disturbed, Reservoir View Holiday Cottages reserves the right to ask the tenant to vacate the premises with no refund; ● Tenant must maintain all property and furnishings in good order; ● Tenant may only use appliances for their intended use; Guests, other than those in the party provided, may not stay overnight in the property; All guests are the sole responsibility of the renter; ● Guests are not allowed to exceed the agreed upon occupancy limit; ● Guests may not send packages to the house they are renting; ● Renters are responsible for doing a house walkthrough and reporting any damage upon entering the home; ● Maximum occupancy cannot be exceed at any time;
Cancellation Policy
A 10% non refundable deposit is payable at the time of booking. The balance is required 42 days before arrival. You can cancel at any point up to 42 days before arrival with no further fee to pay. There is no refund for cancellations after this point. We recommend you take out Travel insurance to protect you against any unforeseen situations that prevent you from travelling.
