Description
Our two bedroom vacation home was recently renovated and tastefully furnished. It has a relaxing beach vibe! Everything in the house is brand new. Access to the covered patio is through large sliding doors from the Living room and Master bedroom onto the patio, overlooking the Pool and Hot Tub. With 2 King size bedrooms, a Queen size PULL OUT SOFA BED and 2 full bathrooms, this house offers the perfect space to enjoy a relaxing vacation.
Access
The property is a duplex and you will have access to the entire unit 9140 with its own separate entrance, it's own laundry area, and it's own very private backyard with heated pool and hot tub. The other unit DOES NOT have access to the main house, the backyard or the pool. Nothing is shared with the other unit and you will have complete privacy. There is a large driveway where you can park up to THREE cars during your stay. There is a Ring Camera by the front door for extra security.
Check in is completely self-done! There is a keypad on the front door to allow easy access.
Space

The pool is heated and there is a hot tub. The backyard has a brand new 6ft fence for complete privacy. The covered patio has a 6-person dining table for al fresco dining; next to the patio is the gas BBQ grill. There is a seating area next to the pool & hot tub with a large umbrella and 4 loungers for sunbathing.
Smart TVs in the Living room and bedrooms (No Cable TV), a 6-person interior dining table and a fully stocked kitchen with brand new appliances. Smart keypad front door lock for easy access.
Our house is centrally located to the best amenities in the area:
15 minutes drive to Juno Beach and Ocean Reef Park beach
10 minutes drive to the PGA National Golf resort, and 15-20 minutes drive to numerous other golf courses.
5 minutes to the Garden’s Mall
15 minutes to City Place and Palm Beach Outlets
15 minutes to Palm Beach International Airport
Selection of gourmet restaurants all in Palm Beach Gardens, 5-10 minute drive from the house
BEDROOMS
The Master bedroom offers a King size bed and en suite private bathroom. 55” Smart TV (No Cable TV), Dresser with mirror, bedside table lamps, and an overhead fan. The en suite bathroom has a shower and a large custom vanity and there is a large walk-in closet with plenty of additional storage space.
The second bedroom offers a King size bed. 50” Smart TV (No Cable TV), Dresser with mirror, bedside lamps, overhead fan, and a large closet and loads of storage space.
The 2nd bathroom with a bathtub is located next to the 2nd bedroom.
Both bedrooms are large and there is a travel cot that can be used in either bedroom. We also have a pack n play and highchair available for use in the house.
The third bed is a Queen size sofa bed in the living room.
MAIN HOUSE
The living room has a large comfortable sofa with chaise. The sofa is also a Queen size sofa bed. There is a 65" smart TV (No Cable TV) and plenty of board games in the TV cabinet. Sliding doors lead from the living room onto the patio and pool.
There is a dedicated work desk with USB sockets to charge your devices.
Next to the kitchen is the interior dining area with a 6-person dining table.
KITCHEN
The kitchen is fully stocked with everything you may need! We have all the newest appliances, cookware, dishes, plastic crockery for outdoor use, kids sets, utensils, Keurig coffee machine, kettle, etc. for your stay.
The house has a laundry area with a washing machine and dryer.
PATIO
Covered patio with a 6-person dining table overlooking the pool and hot tub. You access the patio from the Living room, back door of the house or from the Master bedroom. Next to the patio and pool is a gas BBQ grill.
POOL & HOT TUB
Heated pool with a temperature of 88F! And a Hot Tub connected to the pool @ 104F. Next to the pool we have 4 comfortable loungers for sunbathing, there is also a sitting area with a 2-person loveseat and two chairs with a small coffee table. The large patio umbrella will provide shade while you relax with friends and family or read a book.
Heating for Pool and Hot Tub FREE-OF-CHARGE!!!
The 6ft fence will give you complete privacy while you swim and sunbathe.
BEACH GEAR
We have beach chairs, beach umbrellas, beach toys and a cooler available for when you head to the beach! The beach gear is located in the storage box inside the front gate.
ITEMS WE PROVIDE
All sheets, pillows, towels, and beach towels. For cleaning we provide laundry detergent pods, dishwashing pods, hand soap, and dish soap. For the bathrooms and the kitchen we provide body wash, shampoo, conditioner, toilet paper, paper towels, cling film, aluminium foil. And if we missed anything, please just ask! We will be more than happy to try and accommodate your request.
Transit
Free parking at the house for up to 2 cars.
Local shops within walking distance from the house.
Notes
Our house can accommodate a maximum of 6 people. No more than 6 people are allowed to stay overnight at the property.
Please respect the neighbors, quiet hours are 10pm – 8am every day.
Absolutely NO parties or events.
No smoking inside the house.
A maximum of two cars are allowed to park in the driveway.
All persons using the pool and hot tub do so at their own risk.
Children should not use the pool or hot tub without adult supervision
Unfortunately, no pets allowed due to allergy issues.
House Rules
1.Smoking is NOT allowed inside the House. Guests shall not smoke in the House and shall advise their visitors to also not smoke in the House. Guests shall ensure that visitors comply with all the provisions of this contract that could pertain to them.
2.Minors under the age of 18 shall be accompanied by adult parent(s) or guardian(s).
3.People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
4.Your Host is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Host is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
5.Keep the property and all furnishings in good order. Guests are requested to exercise care to preserve the state of the house, its contents, plants, shrubs, and surroundings as they would for their own property. As a general rule the Property should be left in the condition in which it was found.
6.Guests shall respect the residential character of the neighborhood and act with propriety.
7.Guests shall immediately report any problems they may discover to the Owners.
8.Key lock-box code shall be communicated to the Guests just prior to the check-in date.
9.Registered Guests agree to be held jointly and severally liable for the costs required to repair any damage that exceeds the amount of the damage deposit or the Property Damage Insurance protection level, including loss of use.
10.Only use appliances for their intended uses
11.Pets are NOT allowed.
12.Parking: Parking is limited to 2 vehicle(s). Vehicles are to be parked in the driveway or on the grass right in front of the house between the sidewalk and the road. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
13.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
14.Storms: If there is a storm or hurricane, no refunds will be given unless:
•The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
•A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
•The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
Any unused portion of rent from a guest currently registered;
Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
15.GUEST PROMISES: 1) Not to act in a loud, boisterous, unruly or thoughtless manner or disturb the rights of neighbors to peace and quiet, or allow his/her guests to do so; 2) to use the home only as a private residence, and not to engage in any activity or allow any condition that is illegal or dangerous or which would cause a cancellation, restriction, or increase in premium in Host's Homeowners insurance.
16.GUEST PROMISES: Not to damage or misuse the home provided by Host or allow his/her guests to do so; that when GUEST moves out, the home will be left in good condition.
17.GUEST PROMISES: to inform Host IMMEDIATELY if there are any issues with the home. ESPECIALLY with any water leakage or other typical home maintenance issue that may cause substantial damage to the home if not remedied immediately.
18.MOVE OUT OF THE HOME: GUEST will move out of the home when this rental agreement ends. If GUEST doesn't move out after this rental agreement ends, GUEST will be liable to Host for any resulting losses including rent and court costs.
19. Management Access for Maintenance and Landscaping: Please understand that management reserves the right to access the property during your stay for necessary maintenance tasks including but not limited to pest control, plumbing, electrical work, and landscaping services. These activities may occur without advance notice to maintain the property's high standards. Your cooperation and understanding are highly appreciated.
