Nestled between two streams in a tranquil setting this once characteristic olive mill has now been restored into a beautiful stylish family home with a private pool.

This unique property is full of character and retains many original features including the original stone wheels of the mill.

We are also able to help you organize activities such as cooking lessons, wine tours, and other gastronomic experiences.

We live approximately 15 minutes from the property and are on hand should you need us.

We offer a concierge service and we are able to recommend, restaurants, tours, and places to visits.

Neighborhood

COLLE DI COMPITO is a small village in the province of Lucca, nestled on the lower slopes of the Monte Pisano which is a range of hills that sits like an island between the plains of Pisa and Lucca.

Colle Di Compito is a sleepy authentic Tuscan village, a place where you will get to meet the locals and shop at the local grocery store.

The village itself is ideally located just 30 minutes from the city of Lucca with its famous un-penetrable Renaissance walls, 45 minutes to Pisa with its iconic 'Leaning Tower', and just over an hour to the Renaissance city of Florence.

LUCCA

Lucca has preserved its characteristics since Roman times with the city still surrounded by the well-preserved 16-century ramparts that once served to defend it. The ancient ramparts now serve as a recreational area for its citizens and visitors who walk or cycle around them.

The inner city is closed to most traffic, offering the visitor the chance to enjoy the city both by foot or by bicycle. The city has many fine churches, including its grand Romanesque cathedral. You can wander the picturesque narrow, winding streets and alleys lined with alluring shops, and visit the Piazza del Anfiteatro, once the site of a Roman amphitheater that continues to preserve its ancient form.

Lucca has a museum in the house where Giacomo Puccini was born and holds an annual opera festival in June as one of several arts events. There is a well-known antique market in Lucca on the third weekend of each month.

PLACES NEARBY

Nearby there are interesting historic villas, the foothills of the Apuan Alps, the seaside beach resorts of Viareggio and Forte di Marmi.

The region has a well-developed transportation system enabling longer day trips to be easily made from the Lucca area to the Cinque Terre, to Carrara where Michelangelo quarried the marble for his statues and where sculptors still carry out their art, and to Florence and Siena. The area is renowned for its fine olive oil, its wines, and its many gastronomic specialties.

In addition, there are many other local villages nestled on the slopes of the Monte Pisano worth exploring. In less than 15 minutes you can reach the village of Buti famed for summer-long festivals and popular restaurants. In just 20 minutes you can reach the charismatic Medieval town of Vicopisano which is home to a magnificent fortress designed by the Renaissance master Brunelleschi.

For those who like to hike and bike the surrounding trails of the Monte Pisano offer the perfect opportunity to engage in such activities.

The interiors of Roocello are a stylish mix of traditional Tuscan pieces with modern comforts, including WiFi, laundry facilities, and satellite TV.

The outside areas and gardens are an absolute delight with leafy courtyards, an ancient cypress tree, and a sun-drenched terrace nestled under the original workings of the mill’s water wheel.

Located at the edge of the village of Colle di Compito - villa Roocello offers complete privacy and tranquility but in just a five-minute walk you will reach the heart of the village with its narrow cobbled lanes - once here in the village, you will find a small grocery store, a bakery where you can pick up freshly baked bread every morning and butchers.

VILLA DETAILS - GROUND FLOOR

LIVING AND DINING AREA WITH FIREPLACE

★ Enter from the courtyard garden into a magnificent high vaulted ceiling room which is refreshingly cool in the hot summer months along with an ideally located open fireplace for use in the winter.

★ This characteristic 100-meter square room was once the main part of the ancient olive mill where the local villagers bought their olives to be pressed. Today this magnificent space still houses two original antique crushing stones once essential for the production of olive oil.

Today the living area is both stylish and comfortable and offers the perfect space for a family gathering or a group of friends. Close to the fireplace, there are 2 large sofas and 2 comfortable armchairs.

The formal dining area provides seating for 8 people

KITCHEN

The fully equipped kitchen is ideally located on the ground floor next to the dining space. The traditional style kitchen also has a large kitchen table with seating for 8 people

★ A small bathroom is also situated on the lower ground floor – the bathroom has a WC, hand-basin, and European style half bath with shower attachment

SITTING ROOM

Upstairs there is a large comfortable sitting room with sofa, armchairs, satellite TV, DVD, fireplace and a door which opens onto a small shaded upper courtyard with a gate which leads to the village.

There are four bedrooms on the first floor - two with queen-sized beds and two with two single beds. All have views over the gardens and surrounding country lanes.

BATHROOMS (2)

There are two bathrooms on the first floor – both have WC, washbasins, and shower – one of the bathrooms also has a bath.

GARDENS AND OUTSIDE SPACE

★ Villa Roocello has the most enchanting outside spaces; there are shady corners for relaxing with a book, sunny areas by the pool for taking the sun, a delightful courtyard garden filled with summer flowers, and hidden corners nestled over a small red-brick bridge that crosses a small stream.

ACCESSIBILITY AND PARKING

Villa Roocello has two lanes that lead to the entrance of the villa, one is a narrow un-surfaced country lane, and the other a cobbled winding lane that weaves through the village center – although the lanes are narrow there are no hills.

There is enough parking for 1 car in the courtyard and space for 1 car in the lane outside the entrance. There is a public carpark less than 100 metres away

Transit

A car is essential for exploring the region and going to restaurants in the village. Local groceries are just a stroll away

Notes

The villa is in a rural setting at the edge of the village and is located next to a farm and you may hear the cows mooing. Pesticides are not widely used in this area therefore during the summer mosquitos can be an issue so we recommend that you bring repellant should you react to mosquito bites.
