Neighborhood

The immediate neighbourhood is that of charming lanes, olive trees and distant hills, A tranquil place away from the crowds and traffic.

The charming hilltop town of Palaia is just 1 .5 KM's away which is a 5-minute drive or a 25-minute walk away. The pretty little town has managed to retain its authenticity and charm, although there are a number of vacation rentals scattered around the surrounding countryside - Palaia has managed to escape the masses. There is an excellent Tourism service located in the centre of the village with lots of insight into how to explore the local area.

In Palaia, you will be able to stock up on all your basic supplies at the local grocery store and fill up the car with gas/petrol . If you are looking to do a big shop you can stock up at the nearby town of Pontedera where you will find large supermarkets and train connections to Florence. Pontedera is just a 15 minute drive away from Palaia.

There are also 2 friendly village bars and a handful of restaurants.

Access

Casa Giovanna is an independent villa located on a farm. There are other properties on the farm located over one kilometre away. Guests have sole access to Casa Giovanna. Next to the property, there is a small building that is used as a laundry room. Here you will find a washing machine, iron and ironing board. These facilities are shared with other guests who may be staying at one of the apartments located on the farm.

ADDITIONAL POOL USAGE
There is a large shared pool in addition to your private pool at the property. The shared pool is for the guests of other apartments on the farm where Casa Giovanna is located Guests of Casa Giovanna can also use this pool if they wish. it is situated approximately one kilometre away. Pool dimensions 15 x 7.5 metres, Depth 1 - 1.50 metres

Space

This authentic Tuscan farmhouse known as Casa Giovanna was built in 1882 and is situated along a leafy lane close to the hilltop town of Palaia.

If you are looking for 5-star luxury ‘under the Tuscan sun’ then this may not be the property for you! But if you are looking for a genuine Tuscan home from home oozing with character, authenticity, and charm then Casa Giovanna is your perfect base in Tuscany

TUSCAN LIVING
Casa Giovanna is furnished with a mix of traditional Tuscan furniture and antique pieces. The interiors are perfect for family living, with a big Tuscan table in the kitchen as well as a second table placed on the patio for dining al fresco!

NOTE ON BEDROOMS 3 & 4
To access bedroom 4 (can be prepared as twin or double) you must pass through bedroom 3 (3 single beds) This is an ideal combination for families with children

OUTSIDE SPACE
The outside space is stunning surrounded by Cypress and olive trees as well as bushes of brightly coloured Oleander. From the upstairs bedrooms, there are beautiful views over the valley and hills.
There is plenty of places for children to play in the garden along with hidden shaded corners for those who like to chill and suntraps for those who want to soak up the sun. Please, note that the garden is not gated so adult supervision is necessary for small children.
The private pool is located at the rear of the property in the gardens and measures 7 x 5 meters. Adult supervision is necessary for small children.

USE OF AN ADDITIONAL POOL

Transit

There is plenty of parking space right next to the house. Access is down a leafy lane part of which is surfaced and is easy to navigate.

A car is essential for exploring the wider region of Tuscany. However, we do recommend using public transport to Florence. There are hourly trains from the nearby town of Pontedera which is a 15 - 20 minute drive away.
